Superb, three bedroom, single storey, detached house set in established 1/3 acre site, enjoying a sunny south-westerly aspect and fantastic open views over the surrounding countryside to the Sheens of Breitoe and the sea. Although set in an attractive rural location, the location on the north side of Quarff means the centre of Lerwick and all of its amenities, just five miles away, are easily accessible.
The house was built to a high standard by highly respected local firm C&M Builders in 2010 and it is testament to the quality of the build and the care of the original owner, that the property remains the same as when it was first built offering an ideal opportunity for immediate entry for anyone who might otherwise have been considering a new build.
The well-designed, beautifully presented accommodation features oil-fired central heating, oak internal finishes and laminate flooring to the main living & circulation spaces. In addition to three double bedrooms including a main bedroom with en-suite & walk-in wardrobe, there is a lovely bright living room, spacious kitchen / dining room, family bathroom, WC, walk-in cloak cupboard & utility room. The 19' x 17' integral garage has an electric door.

‘North Heights’ is a small development of just five similar detached houses at the north end of the village of Quarff in the South Mainland area of Shetland. Scattered over a wide area including both Easter Quarff & Wester Quarff, Quarff has a very rural feel, yet being just five miles from the centre of Lerwick, amenities in the town are within easy reach by car or by bus as the main Lerwick - Sumburgh bus route runs along the main road though the village.
The positioning of the house means it enjoys a very open sunny aspect with views to the south and west over Quarff generally with the Sheens of Breitoe forming an impressive backdrop. There are also views to the sea to the east.
Quarff has its own public hall. Primary schooling is provided at nearby Cunningsburgh just four miles to the south, secondary schooling at Sandwick or Lerwick, with school transport available.
‘Hoy Villa’ which is of ‘Scandinavian’ style timber frame / timber clad construction below a concrete tiled roof, was built by well-known local builders, C&M Building Contractors Limited, the property being completed in 2010. Oil-fired central heating is provided by a ‘Warmflow’ boiler in the garage which also houses the mains pressure hot water tank. The house also has a heat recovery and ventilation system and windows and doors are double glazed.
Internally the property is attractively finished to a high standard with oak finish doors and skirtings (including to the garage). Laminate flooring is laid throughout the main living and circulation spaces. The sale will include all carpets and other fixed floor coverings, curtains and light fittings.
The design and layout of the accommodation is well thought out, the wider than average hall enhancing the spacious feel, the positioning of the living room in relation to the entrance area and creating a view through the house as you come in, the kitchen and living room both enjoying the fine views. The bedroom accommodation is cleverly screened from the main living spaces by a glass door which opens to an inner hallway serving the three bedrooms creating a 'quiet' bedroom zone.
The entrance to the house is to the rear, a ramped access leading to the main door and a vestibule laid with a ceramic tiled floor and like the rest of the house beautifully finished with quality oak finish skirtings & door surrounds, and matching internal doors. On the left a handy walk-in cloak cupboard with window and laminate flooring provides plenty of space for coats and outdoor gear, although there is sufficient space perhaps to install a worktop / desk for home office use. Ahead a frosted glass door opens to the welcoming hall, glazed double doors opposite the entrance door creating a view right through the house via the living room window to the view beyond.
In the hall on the left is a cloak room with white WC & wash hand basin with mirror over, and laminate flooring, the utility room, garage and kitchen / dining room. To the right a glazed door leads to a carpeted inner hallway and the three bedrooms and bathroom. A central spotlight fitting supplemented by additional matching wall light fittings provide lighting to the hall which has laminate flooring, and a hatch with pull-down ladder provides easy access to the loft space.
The living room is a particularly bright, generously proportioned space, its large window area and positioning allowing it to make the most of the sunny south-westerly aspect and the fabulous open views. Again the room has laminate flooring.
Next to the living room is the kitchen / dining room, again a good-sized room with plenty of natural light including a large window to the dining area, and two further windows to the kitchen, the side window enjoying the view over to the sea. There is a large dining area and ample fitted units are provided including a peninsula unit which separates the kitchen from the dining area, the units being finished off with attractively tiled splashbacks and incorporating an integral oven, hob with stainless steel cooker hood, plus an integrated concealed fridge & freezer. The freestanding dishwasher is included in the sale and there is also a 1½ bowl sink. Ceiling mounted spotlight fittings are provided to both areas, and laminate flooring is laid throughout.
Next to the kitchen a door opens to the lined integral garage, a substantial space with plenty of storage & working room, and including an ‘up & over’ garage door with electric remote control, side window, power & lighting. The room is even finished with skirtings matching those in the rest of the house. Finally at this end of the house the large utility room has similar fitted units to the kitchen providing additional storage space and also including an inset sink, plumbing for a washing machine and space for a freezer etc. (appliances not included). Laminate flooring.
Back at the other end of the hall is the bedroom ‘wing’. The first room on the left is the south-west facing main bedroom which benefits from a large walk-in wardrobe / dressing area with fitted shelving and hanging space, plus an en-suite shower room with wet-wall lined corner shower with glazed screen / door, plus a white WC & wash hand basin set in a fitted vanity / cupboard unit which provides useful storage space for toiletries etc. and has a mirror and light over. Fitted carpet.
The other two bedrooms, both doubles and also carpeted, are situated to the rear of the house and both have a built-in wardrobe concealed behind sliding mirror doors with fitted shelf and hanging space.
Finally the family bathroom comprises a white three piece suite plus a separate shower enclosure with glazed screen / door, again the WC and wash hand basin being set in fitted units providing handy storage space and also concealing the toilet cistern. Light / shaver socket over w.h.b. & laminate flooring.
