Viewing is essential to fully appreciate the unique setting.

General Information

‘Hillcrest’ is situated in the village of Voe which lies about four miles south of Brae, the main population centre for the North Mainland area and the location of the area’s main amenities, and 17 miles north of Lerwick, Shetland’s capital and main town, the property being conveniently situated for access to Sullom Voe Oil Terminal and the gas plant about 11 miles to the north.

Centrally situated within Shetland, Voe is an ideal base from which to explore the islands. The main road through the village leads to Brae and the North, whilst the road by the local shop leads to Toft and ferries to the outer isles of Yell & Unst. The road south from Lower Voe continues towards Aith & Bixter and the West Mainland.

The local shop in the village (Tagon Stores) which also sells fuel, is within walking distance although there is a wide range of amenities in nearby Brae these including the High School (nursery, primary & secondary schooling to year 6), a leisure centre / swimming pool, health centre, Co-op mini-supermarket and various other social and recreational amenities.

The sale will include all floor coverings, curtains & blinds, and light fittings along with the white goods, furniture and other contents. No warranties will be given in respect of the white goods or any other electrical appliances.

Accommodation

Entry to the property is via the front porch, the inner door opening to a carpeted hall finished with a dado rail, with the reception rooms to either side, and continuing onwards past the stairs to the first floor to a further hallway at the rear and the remaining accommodation. A handy built-in under stairs cupboard provides space for coats etc.

The carpeted living room to the left is an attractive room with double window to the front of the house looking out over the garden, plus a second window to the side. The fireplace surround houses an electric flame effect fire although there is also a central heating radiator. The dining room to the right is a similar sized room again with double window to the front of the house and a second window to the side. The freestanding fireplace surround which has a flame effect fire will remain, although again there is a central heating radiator.

A door at the rear of the dining room leads to a galley style kitchen situated to the rear of the house. Fitted units provide ample cupboard and worktop space and include an inset circular bowl sink & drainer plus space for a cooker, fridge, slimline freezer, dishwasher and washing machine all included in the sale although no warranties will be given. The passage through to the bathroom has three built-in cupboards providing easily accessible storage space, one housing the Heatrae Sadia Amptec electric boiler which supplies the central heating system, the second housing the hot water tank, and the third having coat hooks and space for general storage. The toilet at the end has a WC and wash hand basin with mirror / light fitting over, and a handy built-in shelved panty cupboard.

The carpeted stair leads up to a carpeted landing with a built-in shelved cupboard for linens etc. and doors to the two double bedrooms, and a bathroom, the stair being lit by a Velux roof light. Both bedrooms are carpeted and have dormer windows to the front of the house plus an additional window to the side gable, and also built-in wardrobe space.

The bathroom comprises white three piece suite, the bath having an electric shower over. The flooring is wood laminate and a hatch provides access to the loft space.

The property sits in a ¼ acre site with a lovely, well-established garden which, unusually for Shetland, is full of tall mature trees which provide shelter and privacy to the house. There is a large garage / workshop (approx. 6.1m x 4.6m (20’ x 15’2”)) by the roadside with ‘up & over’ garage door and a power supply (the garge roof requires replacement), and then a gravel driveway which leads up past the lawn to the left, to a gravel seating area in front of the house and porch. To the right is a further garden area with two sheds and a stepped path to a drying green in the corner, another quite secluded space which backs on to the open hill behind. The two sheds include a small summer house type shed, and a larger shed, although both require some attention.

Property location

‘Hillcrest’ is situated at the very west end of Voe off the A970 Lerwick - Brae Road which runs through the village. Take the west most junction to the north from the main road and follow the road right around to the left; ‘Hillcrest’ is the first house on the right with the garage by the roadside. The road is a dead end serving just four houses.

Harper Macleod made selling my house very easy. Robert and Kira were really helpful. They made the whole process simple, especially as it was my first time selling a house. They have a great website and good system for seeing how many home reports have been downloaded. I would definitely recommend.
