'Forelands' is situated on the island of Yell, the larger of Shetland's North Isles, which sits between Mainland Shetland and the neighbouring island of Unst.
Measuring about 19 miles long by 7½ miles wide, the island has a population of around 950. West Sandwick is a small hamlet on the west side of the island at the head of South Ladie Voe approximately midway between the ferry terminal at Ulsta to the south and Mid Yell to the north. The island is well catered for by way of amenities these being beyond what would normally be expected in such a remote but accessible 'get-away-from-it-all' rural location. Mid Yell is the main population centre and the location of the main amenities including a Junior High School, superb leisure centre & swimming pool, and medical centre including dental surgery. There are local shops in Mid Yell, Aywick & Ulsta.
Yell is connected to mainland Shetland by a regular ro-ro ferry service (crossing time approximately 20 minutes) which runs throughout the day from Ulsta to Toft about 10 miles from Brae & Sullom Voe, and approximately 27 miles from Lerwick.
The Shetland Islands are the most northerly part of the United Kingdom, being located approximately 100 miles north of mainland Scotland (Shetland is actually closer to Bergen in Norway than Edinburgh) and 200 miles west of Bergen, Norway. There are over 100 islands of which 15 are inhabited, the islands being home to around 23,000 people and providing a vibrant and safe community enjoying dramatic and unspoiled scenery and an abundance of wildlife.
Shetland is linked to mainland Scotland by an overnight ferry service operated by North Link Ferries (www.northlinkferries.co.uk) which runs seven days a week from Aberdeen. Loganair (www.loganair.co.uk) provides regular flights to Sumburgh at the very southern tip of mainland Shetland to Aberdeen, Edinburgh & Glasgow. Islanders are currently entitled to discounts on both ferry and air fares.

The property is being sold in its current condition and no warranties will be given in respect of any contents or services. Central heating is provided by an oil-fired boiler. The boiler usually provides hot water however this part of the system is not working and therefore repair / replacement may be required.
Entry is via is wood-lined, double glazed front porch which enjoys an open view to the front of the house and has a half-glazed inner door to a carpeted hallway, again wood lined, with paneled doors to two reception rooms and stair to the first floor. Both the reception rooms have doors at the rear which open to a rear lobby leading through to the kitchen.
The carpeted room to the right which has windows to the front and rear and a 'beamed' ceiling, has a fireplace housing a solid-fuel stove although it is assumed this requires replacement. There is however also a central heating radiator. The room to the left, also carpeted, has a window to the front of the house.
The rear lobby has cupboard space under the stairs and leads through to a kitchen with fitted units with solid wood block worktops. The units include a 'Belfast' sink and a recess which houses a range cooker which will remain along with the integrated fridge / freezer & washing machine however these appliances have not been tested and may require some attention therefore no warranties will be given. There is a cabinet for a dishwasher however the existing appliance requires replacement. Other features include the wood-lined ceiling, tiled floor, clothes pulley and windows to the south & west, the west-facing window enjoying a view to the voe.
Off the kitchen is a rear lobby, also wood-lined with doors to the bathroom and the patio to the rear of the house, the bathroom comprising a roll top bath with electric shower over, wash hand basin and toilet with high level cistern although some attention is required. The walls are clad with painted wood lining to a dado rail with tiling over and there is a heated towel rail / radiator supplied by the central heating system.
The stairwell and first floor landing are wood-lined, the landing having access to cupboard space in the eaves and doors to the two double bedrooms and a toilet with white WC & wash hand basin, and storage recess off. Both the bedrooms have dormer windows facing north and looking out over the surrounding fields.

The property sits in a large site estimated to extend to around ½ acre or thereby with access over a shared track from the public road, the house being situated on the northern edge, the bulk of the site being situated behind the house to the south where there is a substantial south-facing paved patio area outside the back door. There is corrugated metal clad shed to the side of the house and a further block-built attached store to the west gable, although these require some attention. A small store houses the central heating boiler. Finally the site also includes the fenced park behind the house which stretches down towards the shore.
The size of the site provides plenty of outside space and scope for perhaps extending the house, or adding a garage or polytunnel subject to any necessary consents required.
