Whalsay is connected to mainland Shetland by a regular ro-ro ferry service which runs throughout the day. Although providing an attractive get-away-from-it-all rural location, the island benefits from an excellent range of amenities including a leisure centre / swimming pool, primary and secondary schooling (to year 4), a couple of shops, health centre and even an 18 hole golf course.

General Information

‘Anderson Cottage’ is situated in the small hamlet of Isbister on the east side of the island of Whalsay approximately three miles from the ferry terminal at Symbister.

Situated off the east coast of Mainland Shetland, Whalsay, one of Shetland’s larger outer isles and often referred to as the ‘Bonnie Isle’, measures approximately five miles long by two miles wide, and is home to a population of around 1,000.

Although remote and with a relatively small population, the island boasts an excellent range of amenities way beyond what might normally be expected in such a location, these being centered mainly around Symbister, the main settlement and including a Junior High School (primary & secondary to year 4), a couple of general stores including a post office, and health centre. The island also has excellent sporting facilities including a leisure centre with heated swimming pool, games hall, fitness suite, squash court and all weather sports field, again at Symbister, plus Britain’s most northerly 18 hole golf course at Skaw to the north. There is also a marina and boating club in the harbour at Symbister and the Ward of Clett, the highest point on the island, provides superb views of the east coast of Mainland Shetland.

Whalsay is connected to Mainland Shetland by a regular ro-ro ferry service which runs throughout the day from the terminal at Symbister to Laxo / Vidlin about 20 miles north of Lerwick; crossing time approximately 30 minutes.

Accommodation

Entry to the property is via a porch / utility area with windows to the front and both sides, space for coats etc., a quarry tiled floor, fitted cupboard / sink unit plus plumbing for a washing machine (appliance included although no warranties will be given). An inner door leads through to a hallway with exposed ceiling ‘beams’ and pine paneled internal doors as is the case throughout the house, to a bedroom to the left, a shower room, and the living room to the right.

The double bedroom which could alternatively be used as a second reception room, has windows to the front and rear of the house, wood effect vinyl flooring and several wall lights, exposed ceiling ‘beams’ adding character. The large shower room, again with exposed ceiling ‘beams’, comprises a large wet wall lined shower enclosure with glazed screen / door plus a white WC, bidet and wash hand basin set in a worktop with handy fitted cupboard space below, additional storage space being provided by a further collection of units to the wall opposite. The floor is tiled and heating is provided by a central heating radiator.

Moving on into the main living room, again this room enjoys a dual-aspect, the window to the front enjoying a fine view over the land on the other side of the road to the sea and the island of East Linga. The window to the rear also enjoys an open aspect, and again exposed ceiling ‘beams’ add character. Lighting is provided by various wall lights and wood effect vinyl is laid to the floor.

An open tread stair from the living room leads to the first floor whilst a door opens to the spacious kitchen / dining room, a bright room with double windows to the front and rear again enjoying similar views to the living room. There is plenty of space for a table and chairs and ample fitted units are provided plus a matching freestanding island unit, the units including an integral double oven and hob with concealed cooker hood over, a 1½ bowl sink and a couple of glazed display cabinets with integral spotlighting. Recessed ceiling spotlighting and tile effect vinyl flooring.

The stair from the main living room leads up to a long landing lit by a Velux window with an extensive run of fitted cupboards along one wall providing a huge amount of easily accessible storage space, the cupboards at either end (next to two of the bedrooms) having a fitted hanging rail. Wood effect vinyl flooring extends throughout the whole of the first floor accommodation except for the toilet which comprises a white WC and wash hand basin.

The two larger bedrooms (2 & 3) are situated at either end of the house and each has a large Velux window with integral blind enjoying the sea views, extensive built-in cupboard / wardrobe space and recessed ceiling spotlighting. The bedroom to the north side of the house has an additional small gable window.

The fourth bedroom which could alternatively be used as an office, has a Velux window to the rear of the house, a fitted wardrobe with shelved recessed to one side, and recessed ceiling spotlighting.

The site is estimated to extend to around 0.17 acres or thereby. Immediately in front of the house is a mature garden area with lawns bordered by established flower beds either side of a path which leads to the front door to the porch and around both sides of the house.

To the left, the path leads around a raised flower bed edged in stone to a stone-built shed with a power supply, and beyond to a further area of lawn and a second, larger stone-built outbuilding again with power, at the end of which is an attached ‘garden’ room with large double glazed window area to the south and further windows to each side which provides a pleasant place to sit in the afternoon sun. There is a sink unit in the corner with hot water supplied by electric shower fitting although it is not known whether this is in working order. Between this outbuilding and the roadside is a fenced parking area.

Finally there is a further fenced garden area to the rear comprising a lawn with rotary clothes dryer, paved patio and potting shed / summer house.

Note the area of ground to the north behind the house and to the side of the potting shed has at some point been enclosed with the property although this area does not form part of the title and the property is being sold on this basis.

Property location

To reach the property from the ferry drive right around the harbour and up the hill past the shop. Follow the road left to Skaw, the schools & leisure centre, and shortly afterwards turn right following the signs for Isbister, the schools and leisure centre, and also. Follow the road up the hill and past the school etc. and turn left at the ‘T’-junction to Isbister. Continue right across the island to Isbister on the east side of the island where ‘Anderson Cottage’ is the first house on the left hand side of the road at the bottom of the hill into the village.
