General Information

‘Havragord’ is conveniently situated right in the centre of Brae within each reach of a wide range of amenities including the High School which provides nursery, primary & secondary school (including to year 6), the swimming pool & leisure centre, health centre including dental suite, and also a Co-op mini-supermarket, all a short stroll away. Other amenities, again within walking distance, include an award winning fish & chip shop, garage, builder’s merchants, hotel & bar. There is a public open space and children’s play park right next to Havragord.

Brae is the main population centre for the North Mainland area of Shetland and is convenient for easy access to Sullom Voe Oil Terminal and the gas plant.

Entry is to the side of the house, the uPVC double glazed door opening to a lobby with handy built-in cloak cupboard which also houses the meters etc., tile effect vinyl flooring and a half-glazed inner door to the hall laid with wooden flooring which extends into the living room.

On the left is a built-in airing cupboard housing the hot water tank, a carpeted single bedroom or office which enjoys a view to the voe, plus a glazed door to the attractively fitted kitchen which also has a window and glazed door enjoying the view, the door opening to a substantial timber deck and the back garden. There is plenty of space for a table & chairs and the modern cream coloured units are finished off with solid woodblock worktops and include an integral oven, microwave & hob with concealed cooker hood over plus a concealed integrated fridge / freezer and dishwasher. There is also a 1½ bowl sink, plumbing for a washing machine (appliance not included) and a glazed cabinet with integral light. Worktop low level plinth lights provide additional artificial light. Grey wood effect vinyl flooring throughout. Note all the appliances in the kitchen are understood to be in working order although no warranties will be given.

At the other end of the hall is another built-in storage cupboard plus a wetwall-lined bathroom with white three-piece suite, the bath having an electric shower and glazed screen over. Heating is provided by heated towel rail and the flooring is tile effect vinyl.

Finally on the ground floor, the good-sized living room has the same flooring as the hall and feature wallpapering to one wall, this room enjoying an open southerly aspect, the triple window looking out over the front garden.

The carpeted stair from the hall leads up to a carpeted landing with Velux window, loft hatch and doors to two double bedrooms, both with south-facing Velux windows with integral blinds, and wood laminate flooring, the main bedroom (bedroom 2) having a walk-in wardrobe.
