Overview

Situated by a children’s play park, three doors down from a local shop, and within walking distance of the High School, leisure centre / swimming pool, health centre and Co-op, 17 Skelladale represents an ideal first time buy for a young family, or a rental property, views over to the voe being an added bonus.

The property is conveniently situated for Sullom Voe and the gas plant, and Lerwick (approximately 23 miles) is within easy commuting distance.

In addition to three, good-sized double bedrooms, the semi-detached accommodation which has uPVC double glazed windows and electric storage heating, also includes a west-facing living room, very spacious 21’ kitchen / dining room, all appliances included, plus a modern bathroom, useful separate downstairs WC, and utility area.

Fenced garden areas to the front and rear.

General Information

Skelladale is conveniently situated in the centre of the village of Brae, the main population centre in the North Mainland of Shetland and the location of the main services and amenities including a Junior High School providing, nursing, primary & secondary school to year 6, a health centre including dental suite, leisure centre / swimming pool, several shops including a Co-op mini-supermarket and building merchants, a garage, fish & chip shop and takeaway, all within reasonable walking distance of the house.

The main road north which runs through Brae means Lerwick is within easy commuting distance, and the property is also well placed to serve the oil and other related industries at Sullom Voe Oil terminal and the gas plant.

Accommodation

Entry is to the side of the house with access via a path from a parking area on the main road, or from a further public parking area to the rear, the hardwood door opening to a vestibule with pine doors to a handy ground floor cloakroom with white WC and wash hand basin, and the hall, the vestibule, cloakroom and hall all having the same laminate flooring.

Doors from the hall lead to the living room, kitchen and a useful utility area with fitted floor & wall cupboards, space for a freezer and a meter cupboard. The space has a window to the front of the house and could therefore perhaps be used as a small home-working area. The hall has space for coats and further fitted storage space under the stairs.

The living room is a good-sized, carpeted room benefitting from an open view westwards between the houses opposite to Busta Voe, both windows having wooden venetian blinds. Ample power points and TV & telephone points are provided.

Finally on the ground floor there is a very spacious kitchen / dining room with two windows to the rear of the house and laminate flooring throughout. There is plenty of space for a table & chairs and fitted units including an integral oven and hob with cooker hood over plus a concealed integrated fridge, inset sink and tiled splashbacks. The freestanding dishwasher and washing machine will be left along with the freezer in the utility room. These are thought to be in working order although they are included as seen and no warranties will be given.

The carpeted stair which is lit by a side window to the half-landing, leads up to the first floor where there is a handy built-in shelved linen cupboard and doors, again pine, to three carpeted double bedrooms and the bathroom. Bedrooms 1 & 2 are situated to the rear of the house, bedroom 1 having a hatch to the loft. Bedroom 3 is situated to the front of the house enjoying views over the voe, and has a built-in cupboard housing the 'Megaflo' water tank.

Finally the wet-wall lined family bathroom comprises a modern white three piece suite including a shower / bath tub with electric shower and glazed shower screen over. Bathroom cabinet and wood effect vinyl flooring.
