General Information

'Vita Huset" is situated on its own on the east side of the island of Muckle Roe just 3 miles outside the village of Brae, the main population centre in the North Mainland of Shetland, and the location of the area's main amenities. The house faces east and looks out to the sea.

Although an island, Muckle Roe is connected to Mainland Shetland by a fixed bridge and as a result amenities in nearby Brae are easily to hand, these including the High School which provides nursery, primary and secondary schooling, a superb leisure centre complete with games hall, swimming pool and fitness suite, plus a health centre including dental suite, Co-op mini-supermarket and several local shops, a garage and takeaway. There is also a boating club and marina.

The property was completed circa 2017 of 'Scandinavian' style timber frame construction clad externally with fibre cement boarding, below a concrete tiled roof. The property benefits from 'NorDan' Alu-clad triple glazed windows and central heating provided by a ‘Mitsubishi Ecodan’ Air Source Heat Pump which supplies underfloor heating throughout the property. Hot water is provided by a 250 litre ‘Dimplex Eco’ mains pressure hot water cylinder, also connected to the heat pump, although with back-up electric immersion. The house has a mechanical ventilation and heat recovery system.

Accommodation

Entry is around to the rear of the house, the entrance door opening to a lobby laid with a decorative tiled floor which also extends into the utility room to the right, sliding oak finish doors on the left concealing a built-in cupboard which provides space for coats etc. Ahead a half-glazed door, again in an oak finish, with full-height side light leads to the hall.

The utility room which also houses the central heating equipment and controls, and the hot water tank, has fitted floor and wall units including an inset sink, and there is plumbing for a washing machine and space for a tumble dryer.

Moving on into the hall, a passage which the bedrooms and bathrooms are situated off, leads into the open-plan kitchen / living / dining room to the right. The passage is lit by a ceiling sun pipe, and the same light grey coloured wood effect laminate flooring in the passage is also laid throughout the whole of the rest of the house unifying the spaces. The kitchen / living / dining room is a stunning, very spacious and bright space with masses of natural light thanks to three large windows to the living / dining area which provide views eastwards to the small island of Linga and beyond to the voe of Olna Firth and the Hill of Grobsness, plus sliding patio doors to the south, and additional south and west-facing windows to the kitchen area. A large built-in cupboard by the living area which is concealed behind sliding doors, again in an oak finish, provides useful storage space.

The kitchen is attractively fitted with white doored units which enhance the light and airy feel, the units being set off by white 'brick' tiled splash backs and dark grey worktops, the units including an integral double oven, concealed integrated dishwasher, inset 1½ bowl sink, corner carousel and wine rack. A matching island unit provides additional storage space and houses an induction hob with stainless steel and glass cooker hood over. Lighting throughout the whole space is provided by recessed ceiling spotlighting plus a pendant fitting over the dining area.

Back off the hall is the first of the bedrooms, a north-facing main bedroom featuring a walk-in wardrobe with fitted shelf & hanging rail, plus a luxurious tiled en-suite with extra large walk-in shower with glazed screen / door, plus a wall-hung wash hand basin with fitted cupboard below and further mirror doored cabined with light over, and a WC. Underfloor heating is provided below the ceramic tiled floor. A hatch in the bedroom provides access to the loft space.

Next are three bedrooms, two doubles and a single, all three rooms also facing north and enjoying views up Busta Voe towards Brae in the distance. On the other side of the passage, facing south, is an office or fifth bedroom, a single, and finally a family bathroom finished to the same high standard as the en-suite. This bathroom is clad throughout with large tiles, contrasting tiles to one wall being an attractive feature. The fittings include a large wall-hung wash hand basin with fitted drawer space below, bathroom cabinet & light over, plus an additional wall-mounted cupboard to the side, a bath with corner mixer tap, walk-in shower with 'rainfall' shower head, and finally a wall-hung WC with concealed cistern. An oak topped shelf provides space for toiletries etc., and there is a heated towel rail / radiator in addition to the underfloor heating below the tiled floor.

To reach the property take the turning to Muckle Roe and Busta at the north end of Brae. Drive past Busta House Hotel, and cross over the bridge into Muckle Roe, following the road southwards along the coast. 'Vita Huset' is on the right hand side of the road just over a mile from the bridge, just after Orwick Water, a small loch on the right hand side of the road.
