General Information

‘Viewfeal’ is situated in an elevated position in the village of Mid Yell on Yell, the larger of Shetland’s north isles. Being the main population centre on Yell, the village is the location of its main amenities including the school, leisure centre with heated indoor swimming pool, main hall, squash court & fitness room, health centre including dental surgery, & pier, all within walking distance. There is also a local shop, further shops being located at Aywick and by the ferry terminal at Ulsta, to the south. There is plenty of wildlife to be seen, the island being well-known as one of the best places to see otters, and there are fine coastal walks and beautiful beaches particularly at Westsandwick & Breckon, and nature reserves at Lumbister and Yell Sound.

Measuring about 19 miles long by 7.5 miles wide and having a population of around 950, Yell is connected to Mainland Shetland by a regular ro-ro ferry service which runs throughout the day from Ulsta at the south end of the island about 10 miles from the house, to Toft about 24 miles from Lerwick, crossing time 20 minutes. A similar service runs from Gutcher to the north to the neighbouring island of Unst.

The Shetland Islands themselves lie in the middle of the North Sea about 100 miles north of mainland Scotland, and are in fact closer to Bergen in Norway than to Edinburgh. Despite the remote ‘get-away-from-it-all’ location the mainland is still easily accessible with a daily overnight ferry service linking Shetland with Aberdeen & Orkney, and regular flights from Sumburgh Airport to Aberdeen, Glasgow & Edinburgh.

The property which is mostly double glazed and benefits from oil-fired central heating supplied by a ‘Worcester Danesmoor’ boiler set in a fireplace surround in the kitchen, which supplies radiators throughout, has been refurbished in recent years including a new kitchen and bathroom, re-decoration and new flooring throughout. The non-standard construction may restrict mortgageability.

Note the north boundary is unfenced apart from a small section by the roadside. The remainder of the actual north boundary (which is roughly in line with the edge of the concrete path) follows the line of this existing fence. An area of ground to the north of the actual boundary has been enclosed with the property but does not form part of the title. The south boundary of the site follows the line of the south side of the detached garage.

To reach the property drive into Mid Yell and turn right at the ‘T’ junction by the Hilltop Bar. Follow the road up and around to the left following signs for Burravoe. Continue past the fire station; ‘Viewfeal’ is the third house on the right, the access track being just before the sign noting the end of the 30mph speed limit.
