General Information

'Sundibanks South' sits in a great location on the east side of Clift Sound just over a mile from the centre of Scalloway, Shetland's ancient capital, and its amenities which include a primary school, public swimming pool and doctor's surgery, as well as local shopping on Main Street where there are a couple of general stores, a chemist / post office & hairdresser. There is also a garage, café, bar and hotel in the village whilst around the harbour at Port Arthur is the Scalloway Campus of UHI Shetland, a boating club and marina. There is a second marina and veterinary surgery at East Voe not far from the house.

Killer whales and otters can sometimes be seen in and around the voe.

The property comprises the original croft house which has been extended at various times over the years. Windows are double glazed and central heating is provided by electric storage heaters supplemented by electric underfloor heating throughout the kitchen / dining area, and bathroom, plus a cosy solid-fuel stove in the main living room. In recent years the house has been extensively re-lined and insulated with Kingspan.

Accommodation

A gate from the access track opens to a path leading along the front of the house to the front door and an entrance area lit by a Velux roof light over the door, the kitchen leading off to the right, whilst ahead an original stripped door opens to the bathroom and a further half-glazed door by a corner cupboard providing space for coats etc. to the left leads to the living room.

The kitchen is fitted with units in a contemporary grey colour finished off with solid wood-block worktops, the run of units on the right incorporating a 'Belfast' sink below the window, and space for a fridge / freezer, dishwasher and washing machine all of which will be included in the sale although no warranties will be given. There is a further run of matching units opposite housing an integral oven and hob with concealed cooker hood over and glazed splash back. Electric underfloor heating below the engineered solid oak flooring.

A wide archway from the kitchen area opens into the dining area, a lovely bright space again laid with engineered solid oak flooring, with windows to three sides, additional light being provided by two Velux roof lights and a glazed door to the garden, the three windows to the front enjoying the fine views over the garden to East Voe and across to Tronda.

Back off the entrance area, the bathroom is attractively finished with painted 'V'-lining to a dado rail. Again there is lots of natural light thanks to the south-facing window and additional Velux roof light over. The white three-piece suite includes a WC, wash hand basin set on a fitted cupboard unit, plus a bath and separate tiled shower enclosure with electric shower. Slate tile flooring with electric underfloor heating below.

The living room is a good-sized space full of character with engineered solid oak flooring and two windows to the rear of the house looking out over the back garden plus another window and Velux roof light to the front facing west. A 'Morso' solid-fuel stove set on a slate hearth at one end provides a cosy heat source although there is also a storage heater, the shelved recess to the side of the fireplace providing space for books etc.

A glazed door at the other end of the living room opens to a second reception room / study / music room, a useful extra living space laid with the same flooring. Again, the room has windows to both sides plus another Velux whilst a built-in cupboard houses the Megaflo hot water tank. From this room another glazed door leads to the main bedroom, a spacious, exceptionally bright room thanks to windows to three sides with deep windows to the south and west plus a glazed door to the garden, enjoying the stunning views. A wide archway splits the space into two areas, the main sleeping area and a further dressing area to the rear.

At the other end of the living room is a passage leading to bedrooms 2 & 3, both west-facing, bedroom 2 being a double room with further small window to the north gable. Bedroom 3 is a single.

As noted, the property sits in a large site estimated to extend to around ½ acre or thereby, access from the public road being via a track which leads around the front of the neighbouring house to a gate to the well-established front garden which is generally enclosed by a stone dyke and mainly comprises a lawned area surrounded by mature shrubs providing shelter and privacy, and a rockery outside the front door. To the south side of the house is a paved seating area, a perfect sun trap facing south and west which provides a great place to sit and enjoy the fine views.

A further mainly grassed garden area stretches for some distance behind the house, and this is where a large number of trees have been planted over the years, these by now becoming well-established. There is a small chicken hut and run and plenty of space for a polytunnel, subject to any consents required.
