General Information

'Shalimar' is set in a cluster of similar modern detached houses at Bridge End on the west side of the island of Burra which lies off the west coast of Mainland Shetland. Although an island, Burra is linked to Mainland Shetland by two fixed bridges via the neighbouring island of Trondra.

Bridge End lies towards the south end of Burra, a couple of miles from the village of Hamnavoe, the main population centre and the location of the island's primary school and shop / post office. Bridge End itself has an outdoor centre, and there is a garage with fuel pumps by the bridge over from Trondra.

Further amenities are also available at Scalloway about 6 miles to the north, where there are several more shops, another school, a swimming pool, doctor's surgery & vet, however Lerwick is still only about 11 miles away and the town bus service runs from a stop close to the house.

Burra has several fine beaches including Meal Beach to the north and Banna Minn to the south. A traditional thatched cottage at Duncansclett is used by a local history group.

'Shalimar' which was completed in 2009, is of 'Scandinavian' style timber frame / timber clad construction below a concrete tiled roof. Windows and doors are 'NorDan' double glazed units and heating is provided by electric storage / panel heaters plus a solid-fuel stove in the living room. A mains pressure 210 litre 'Megaflo' tank in the utility room with dual electric immersion provides hot water. There is a satellite dish with connections to various rooms, plus plenty of telephone points.

The sale will include all fixed floor coverings, curtains & blinds, and light fittings.


The property benefits from a ramped access which leads to a glazed front door opening to a large vestibule with tiled floor and space for coats etc. to one side, a 1½ glazed door set opening to a hall laid with wood laminate flooring and attractively finished with pine skirtings & door surrounds, and internal doors. On the right a handy built-in shelved cupboard provides storage space for linens etc., further storage being available in the partially floored loft which is easily accessed via a hatch with pull-down ladder. Lighting in the hall is provided by 2 wall lights.

On the left is the generously proportioned kitchen / dining room which is floored with wood laminate throughout and has plenty of room for a table & chairs in the dining area next to the wide triple window which allows for fine views. The attractively fitted kitchen to the rear has cream coloured units set off by woodblock effect worktops and stone coloured tiled splash backs, the units including an island breakfast bar unit lit by recessed spotlights in a wooden panel above, which also houses a concealed integrated fridge and freezer. The units along the back wall surround a black 'Rangemaster' electric cooker which has a concealed extractor fan over and is framed by wooden panels which also conceals the recessed spotlighting. A second run of units to the side wall provides further storage space and includes several glazed cabinets plus an inset sink with 'Quooker' instant hot water tap as well as a concealed integrated dishwasher. A walk-in shelved larder with fitted light and power points provides plenty of additional storage space.

Off the kitchen is a lined integral garage with 'up & over' roller shutter door with electric remote control, double glazed side window, power & lighting. The free standing freezer and fridge will be included in the sale although no warranties will be given. From here a door opens to a large utility room with further fitted units including another sink, plumbing for a washing machine and space for a tumble dryer, both appliances again being included in the sale. Back off the hall, after the kitchen is the main bedroom, a light and airy east-facing room again with wood laminate flooring, and also having the benefit of a built-in wardrobe and a tiled en-suite which was completely re-fitted about two years ago and now comprises a white WC and wash hand basin with mirror / shelf & light / shaver fitting over, plus an extra wide wet wall lined shower enclosure with 'rainfall' shower and separate hand held fitting, and glazed screen / door. Heating is provided by a heated towel rail.

Moving on down the hall are two further bedrooms, both good-sized doubles to the rear (east) side of the house, and both having wood laminate flooring and a large built-in wardrobe. Next at the end of the hall is the family bathroom, again like the en-suite fully tiled, the fittings including a double ended bath with centrally mounted mixer tap, a separate corner shower enclosure with 'rainfall' shower and separate hand held fitting, radio and light, plus a white WC and wash hand basin with large mirror doored bathroom cabinet with integral light over. Heating is provided by a heated towel rail.

Finally there is a bright carpeted living room, its wide triple window enjoying the fine view. A solid-fuel stove set on a stone composite hearth creates an attractive focal point as well as providing a cosy heat source. Lighting is provided by a series of wall lights controlled by a dimmer switch.

The property sites within an established garden with lawns to the front & rear. A substantial tarred parking area provides space for three or four cars in front of the garage and the wooden garden shed (approx. 4.8m x 2.85m (15'9" x 9'5")) has power & lighting. There is a chipped drying green and cold water tap to the rear.

The triangular area of ground to the north side of the house which is estimated to extend to around ¼ acre or thereby, is available separately. This ground would further extend the amenity ground of the house perhaps for a polytunnel etc. (subject to any necessary consents) although the site previously had planning permission for a three bedroom, two bathroom, single storey detached house details of which can be found on Shetland Islands Council's planning website reference 2009/223/PCD. This permission has since lapsed however as permission had been granted relatively recently it is thought it may be possible to resurrect the permission if required although prospective purchasers should satisfy themselves in this regard by contacting Shetland Islands Council directly for advice. Note the site is situated on the north side of 'Shalimar' (by the garage and utility room) therefore if developed it would have next to no visual impact on 'Shalimar'.
