Two bedroom detached property with a large attached byre, set in an attractive, sparsely populated rural location on Shetland's sunny west side close to the shore of the voe of Seli Voe. Walls 5 miles; Bixter 5 miles; Lerwick 26 miles.
In addition to the two bedrooms, the single storey accommodation which enjoys fine views over the voe, currently comprises a spacious living room, kitchen, shower room and utility area although significant refurbishment is required to bring it up to a habitable standard which is reflected in the price.
The byre offers possible potential for extending the property or perhaps providing a separate annex or office (subject to consents).
'Setter' is situated on the 'sunny' west side of Shetland about equidistant from Bixter to the east and Walls to the west, the property being located in a sparsely populated rural area overlooking the Voe of Seli Voe with only a handful of houses nearby.
Amenities in the area can be found at either Walls or Bixter both about 5 miles away, Walls having a local shop & bakery (with fuel), post office, primary school, health centre, marina & boating club whilst Bixter which lies back towards Lerwick has another local shop & post office (again with fuel pumps), another health centre, vet & garage. 3 miles north of Bixter is Aith, the location of the West Mainland’s Junior High School and leisure centre / swimming pool.
Further information on the West Mainland area of Shetland can be found at www.shetland.org/plans/areas/westside
The property is in poor condition as is being sold as is. No warranties will be given in respect of any contents or services.
Entry to the property is via the kitchen, a good-sized space with windows to the east and south, the only units remaining being a sink and a solid-fuel stove although this has not been tested. From here a door leads to the hall with doors to a spacious living room with two windows each to the north and south, the north windows enjoying the view over the voe. There is a fireplace with solid-fuel stove however again this has not been tested.
Also off the hall are two double bedrooms, both enjoying views of the voe, the smaller first room being part-wood-lined.
Finally a doorway at the end of the hall leads to a utility area with cupboard housing an instantaneous electric water heater (not tested), and a door to the shower room with shower, WC & wash hand basin.
Electric storage / panel heating (not tested).

Externally the property sits within a good-sized fenced site with access rights over a track from the public road. Attached to the house is a large byre measuring approximately 10.5m x 3.4m overall, with two entrances, barn doors to the north (shore) side, and a power supply although this has not been tested. There is also a small greenhouse. On the west side of the house is a small west-facing decked area which provides a great place to sit and enjoy the views over the voe.
The byre also offers possible potential for further extending the living accommodation or perhaps providing an additional annex, either for a dependent relative, or separate letting accommodation, or perhaps a home office, although any alterations would be subject to the usual consents required and prospective purchasers should satisfy themselves in this regard.
Understood to currently be Band A. Prospective purchasers should however contact Shetland Islands Council directly for confirmation. Details of Council Tax rates can be found on Shetland Island Council’s website at:
To reach the property drive through Bixter and continue past the junction to Skeld & Reawick and take the next junction left (opposite a bus stop) for Gruting & Staneydale. Carry on past the junctions to Staneydale and Setster until you come to a 'T'-junction. Turn left to Seli Voe & Hestinsetter, pass the junction to Selivoe and follow the road down towards the Voe. Continue around the head of the voe and ‘Setter’ is the first house on the right by a group of farm buildings about 1½ miles from the crossroads.
