'Rowans' is situated on its own in an elevated, south-facing position at the north end of Gulberwick, a short drive from the centre of town.

The area has proved a popular location in recent years as although amenities in Lerwick are just a short five minute drive away, the area has a semi-rural feel, the position of the house allowing it to benefit from superb views over the Bay of Gulber Wick and out to sea.

Gulberwick has a local hall and beach; school transport is provided for primary and secondary education in Lerwick.
