Overview

Set on its own in an unusually large site of just under ½ acre in an elevated position enjoying stunning views southwards over the Bay of Gulber Wick and out to sea, 'Rowans' is a detached mainly stone-built house in a semi-rural location just a few minutes drive from the centre of Lerwick and all its amenities.

The property presently comprises a sittingroom, kitchen, dining room and WC on the ground floor, plus a bathroom and two bedrooms, one with dressing room and box room off, on the first floor. The property has central heating provided by an oil-fired boiler, a new boiler having been installed in 2018.

The property requires general repair and refurbishment which is reflected in the price but nonetheless has the potential to provide an attractive home in this great location with the benefit of the magnificent views. The large site offers possible potential for extension subject to the usual consents required.

General Information

'Rowans' is situated on its own in an elevated, south-facing position at the north end of Gulberwick, a short drive from the centre of town.

The area has proved a popular location in recent years as although amenities in Lerwick are just a short five minute drive away, the area has a semi-rural feel, the position of the house allowing it to benefit from superb views over the Bay of Gulber Wick and out to sea.

Gulberwick has a local hall and beach; school transport is provided for primary and secondary education in Lerwick.

As noted the property requires repair and refurbishment. It is being sold in its current condition and no warranties will be given in respect of any services or contents.

Important Information for Prospective Purchasers

This schedule is intended only to help you decide whether to view the property. We always recommend you view the property personally.

The information is believed to be correct, but it is not warranted and is not to form part of any contract of sale. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

This schedule should not be taken as a comment on the condition of the property. This is a matter for your surveyor and we recommend that once you have found a property you are interested in, you obtain a survey report. We can provide details of surveyors if required.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Noting interest does not place any obligation on the seller to set a closing date or to give any noted interests the opportunity to offer. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

We were very impressed with your professional manner and always keeping us up to date with progress.

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
