General Information

‘Rose Cottage’ is situated in the village of Mid Yell, the main population centre on the island of Yell and the location of the island’s main amenities which are all within walking distance of the house and include the Junior High School (nursery, primary and secondary schooling to year 4), leisure centre with heated indoor swimming pool, main hall, squash court & gym, health centre and community hall (just along the road from the house), and also a local shop, further shops on the island being located at Aywick to the south and Cullivoe to the north. There is also a pier, again within walking distance, a couple of cafés and a small marina on the other side of the voe.

Yell is the largest of Shetland’s outer isles and has a population of around 900. There is plenty of wildlife to be seen, the island being well known as one of the best places to see otters, and there are fine coastal walks, beautiful beaches particularly at West Sandwick & Breckon, and nature reserves at Lumbister (RSPB) and the Yell Sound islands.

Yell is linked to mainland Shetland by a regular ro-ro ferry service which operates from Ulsta at the south end of the island (approximately 10 miles) to Toft on mainland Shetland (20 minute crossing), Toft being situated approximately 25 miles north of Lerwick, Shetland’s main town. A similar ferry service runs from Gutcher at the north end of Yell to the neighbouring islands of Unst & Fetlar.

The property comprises the original cottage and later extensions to the front and rear. Windows are double glazed and central heating is provided by an oil-fired boiler housed in a small external store.


A door to the side by the tarred parking area in front of the garage provides the entrance to the property, opening to a lobby with tiled floor and glazed inner door to the hall. On the right is a utility room with lots of storage space provided by fitted units and a further built-in cupboard, the room also having plumbing for a washing machine and space for a tumble dryer (appliances not included). The hall then leads to the living room to the right, the remaining ground floor accommodation being on the left, a large window letting in lots of light. Laminate flooring.

Accessed via a glazed door, the living room is a generously proportioned room with a large window looking out over the back garden, artificial light being provided by a centre light and two matching wall lights. Follow the road down towards the voe passing the junction left to Gardie, and take the next left to Reafirth.
