Overview

Enjoying a fine open view over to the voe of Mid Yell and the island of Fetlar in the far distance, ‘Rose Cottage’ is a charming, four bedroom semi-detached cottage conveniently situated within walking distance of a range of amenities including the school, leisure centre, health centre, shop and local community hall.

In addition to the four bedrooms which includes three double rooms, one with an en-suite shower room, and fourth room presently used as a snug, the double glazed accommodation which is arranged over two floors, also includes a generously proportioned 17’ x 16’ living room, good-sized kitchen / diner with south / west-facing sun porch off, a bathroom, separate toilet & utility room. Oil-fired central heating.

There are garden areas to the front and rear, ample parking and several outbuildings including a garage / workshop (the workshop side could perhaps be converted into a home office, subject to consents), separate potting shed / peat store, and polytunnel.

Mainland Shetland is easily accessed by a regular 20 minute ro-ro ferry service which runs throughout the day from Ulsta at the south end of the island approximately 10 miles from the house.

General Information

‘Rose Cottage’ is situated in the village of Mid Yell, the main population centre on the island of Yell and the location of the island’s main amenities which are all within walking distance of the house and include the Junior High School (nursery, primary and secondary schooling to year 4), leisure centre with heated indoor swimming pool, main hall, squash court & gym, health centre and community hall (just along the road from the house), and also a local shop, further shops on the island being located at Aywick to the south and Cullivoe to the north. There is also a pier, again within walking distance, a couple of cafés and a small marina on the other side of the voe.

Yell is the largest of Shetland’s outer isles and has a population of around 900. There is plenty of wildlife to be seen, the island being well known as one of the best places to see otters, and there are fine coastal walks, beautiful beaches particularly at West Sandwick & Breckon, and nature reserves at Lumbister (RSPB) and the Yell Sound islands.

Yell is linked to mainland Shetland by a regular ro-ro ferry service which operates from Ulsta at the south end of the island (approximately 10 miles) to Toft on mainland Shetland (20 minute crossing), Toft being situated approximately 25 miles north of Lerwick, Shetland’s main town. A similar ferry service runs from Gutcher at the north end of Yell to the neighbouring islands of Unst & Fetlar.

The property comprises the original cottage and later extensions to the front and rear. Windows are double glazed and central heating is provided by an oil-fired boiler housed in a small external store.

Accommodation

A door to the side by the tarred parking area in front of the garage provides the entrance to the property, opening to a lobby with tiled floor and glazed inner door to the hall. On the right is a utility room with lots of storage space provided by fitted units and a further built-in cupboard, the room also having plumbing for a washing machine and space for a tumble dryer (appliances not included). The hall then leads to the living room to the right, the remaining ground floor accommodation being on the left, a large window letting in lots of light. Laminate flooring.

Accessed via a glazed door, the living room is a generously proportioned room with a large window looking out over the back garden, artificial light being provided by a centre light and two matching wall lights. Again the flooring is laminate. Note the fireplace surround will be removed prior to sale.

At the other end of the hall is the kitchen, two bedrooms and the stair to the first floor which has a handy built-in cupboard space below. Also accessed via a glazed door from the hall, the kitchen is again a good-sized room which enjoys the fine view eastwards to the voe of Mid Yell. There is space for a table & chairs, the dining area having a further glazed door to a west-facing uPVC double glazed sun porch with tiled floor which provides an attractive seating area and leads to a paved patio in the back garden. The kitchen has ample fitted units set off by black speckled worktops and cream ‘brick’ tiled splash backs, the units including a 1½ bowl sink below the window, corner carousels, deep pan drawers, a glazed cabinet with integral lighting, plus a concealed integrated dishwasher. The freestanding gas cooker which has a concealed cooker hood over, is included in the sale along with the small pine dresser unit by the table & chairs where a built-in shelved airing cupboard houses the hot water tank. Laminate flooring.

Opposite the kitchen is the bathroom comprising a three piece suite, the walls around the bath being clad with wet wall lining, the remainder of the room being clad with painted tongue & groove paneling. The wash hand basin is set in a fitted cupboard / vanity unit which provides useful space for toiletries etc. and has a wall mirror / light fitting over. Heating is provided by heated towel rail / radiator and further wall-mounted fan heater. Vinyl flooring.

Next to the bathroom is a bedroom also enjoying the view to the voe, currently used as a snug, with built-in shelved cupboard and laminate flooring, and finally the second ground floor bedroom is a dual-aspect double room with windows to the rear (again with view) and south side of the house, clothes space being provided by a built-in double wardrobe and smaller second cupboard. Fitted carpet. This room has an en-suite shower room comprising a wet wall lined shower enclosure with glazed screen / door and electric shower, plus a white WC and corner wash hand basin set on a fitted cupboard unit. Heated towel rail / radiator & vinyl flooring.

The carpeted stair leads up to a small landing with pine doors to two carpeted double bedrooms and a tiled extra toilet with white WC & wash hand basin, and vinyl flooring. Both bedrooms enjoy the view to the voe, bedroom 3 to the left having a couple of built-in wardrobes and further built-in cupboard space. Note the lawn / drying area has historically gone with the property on an informal basis however this area is not on the title and the property is being sold on this basis. The actual title boundaries can be pointed out at time of viewing.

All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
