Lerwick approximately 27 miles.

The property faces east and enjoys stunning views along Yell Sound to the north, eastwards over the islands of Samphrey & Linga and out to sea towards the Skerries in the distance, and south to Lunna Ness.

The good-sized double glazed accommodation which has central heating divided by an oil-fired boiler, comprises a substantial living room, kitchen / diner and shower room on the ground floor plus three bedrooms upstairs.

Some upgrading is required which is reflected in the price.

General Information

'Norwood' is situated in the village of Mossbank in the North Mainland of Shetland approximately 27 miles north of Lerwick. There is a primary school, children's play park and community hall close by the house, and about a mile away on the road back towards Lerwick, a local shop & post office.

Further amenities are available in Brae (approximately 8 miles), the main population centre in the North Mainland area, these including a high school, leisure centre / swimming pool, supermarket, health centre (including dental surgery), plus several other shops, a couple of garages, an award winning fish & chip shop, hotel & bar. The location of the property means it is well placed for access to Sullom Voe oil terminal and the Total gas plant.

Accommodation

Entry to the property is via a uPVC front door which opens to a lobby with a built-in cloak cupboard and inner door to a small hallway with doors to the bathroom and living room, and stair to the first floor.

The spacious living room enjoys a dual aspect with a wide picture window to the front enjoying the view to the sea to the east, and a further window to the rear. The fireplace houses an electric fire. From here a doorway leads to the good-sized kitchen again with window enjoying the fine view east, with space for a table & chairs and fitted units to two walls. Off the kitchen is a further lobby with built-in cupboard housing the central heating boiler.

The shower room comprises a white three piece suite with electric over-bath shower.

The stairs lead to a long landing lit by two Velux windows, with doors to three carpeted double bedrooms all with dormer windows again enjoying the views to the east. All the rooms have built-in wardrobes or cupboards, the cupboard in bedroom three could perhaps potentially be converted into an en-suite subject to any necessary consents required.

Important Information for Prospective Purchasers

This schedule is intended only to help you decide whether to view the property. We always recommend you view the property personally.

The information is believed to be correct, but it is not warranted and is not to form part of any contract of sale. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

This schedule should not be taken as a comment on the condition of the property. This is a matter for your surveyor and we recommend that once you have found a property you are interested in, you obtain a survey report. We can provide details of surveyors if required.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Noting interest does not place any obligation on the seller to set a closing date or to give any noted interests the opportunity to offer. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

We were very impressed with your professional manner and always keeping us up to date with progress.

Location Desired

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
