General Information

‘Nordervaal’ is situated in a small hamlet in the Ollaberry area which lies on the east side of the North Mainland of Shetland approximately 10 miles north of Brae, the location putting the property within easy commuting distance of Sullom Voe Terminal and the gas plant. Local amenities in the immediate area include a shop with fuel pumps, and a garage about a mile from the house plus the primary school, with additional amenities at Brae, the main population centre for the North Mainland where there is a High School, swimming pool / leisure centre, health centre plus several more shops including a Co-op mini-supermarket. There is also a shop at Hillswick to the west.

The North Mainland area has some stunning scenery in particular Ronas Hill, Shetland’s highest point, which provides great views all over Shetland, and also the dramatic cliffs at Eshaness, both situated not far from Ollaberry. Further information about the area can be found at:-

Accommodation

The property is set on its own with no immediate neighbours. A single glazed porch to the rear (road) side of the house forms the entrance to the property, a ramped access leading to an inner door opening to the hall with a built-in shelved cupboard and hatch to the loft space. On the left is a handy additional WC with white WC and wash hand basin set on a fitted cupboard unit; to the right are doors to the kitchen, living room and a utility room, and a further passage left leading to the three bedrooms and bathroom.

The kitchen which has a window looking out over the front garden, has fitted units including an integral double oven, hob with cooker hood over, plumbing for a dishwasher and a 1½ bowl sink although replacement units would be desirable. The dishwasher and fridge / freezer will be left although no warranties will be given. A built-in shelved airing cupboard houses the hot water tank which is fed by the solid-fuel stove although it has an electric immersion also. As far as the seller is aware the stove is in working order but this cannot be guaranteed and it should be tested before use.

Glazed double doors at the end of the kitchen lead to a south-west facing dining room with small built-in cupboard and door through to the living room, a particularly bright space thanks to a large picture window enjoying the fine open view south-east to the Hill of Bardister and over to Gluss Voe to the north, and also a second window facing south-west. Two walls are clad with pine ‘v’-lining including the main wall which houses a fireplace with an open fire although the room also has two central heating radiators. Again the fireplace / chimney should be tested prior to use. A second door leads back through to the hall.

Next to the living room is a utility room with some fitted units and a sink, plus plumbing for a washing machine which again is included in the sale although no warranties will be given. Tiled floor & coat hooks.

The hall passage then leads to the three bedrooms and a bathroom, all the bedrooms having built-in wardrobes. Bedrooms 1 & 2 face south-east and enjoy the fine views. Bedroom 3 faces the road.

Finally the bathroom comprises a bath, WC and wash hand basin plus a tiled shower enclosure with electric shower. Central heating radiator & heated towel rail.
