General Information

'Lynwood' is situated in the village of Mid Yell, the main population centre on the island and the location of the main amenities all of which are within walking distance of the house and include the Junior High school (nursery to secondary 4), the island's leisure centre with 12.5m heated indoor swimming pool, main hall, squash court, fitness room & football pitch, and a health centre including dental surgery. There is also a local shop by the house with further local shops at Aywick, just over 3 miles to the south, and also by the ferry terminal at Ulsta (approx. 10 miles), and a pier.

Yell is linked to mainland Shetland by a regular ro-ro ferry service which runs from the terminal at Ulsta to Toft on mainland Shetland approx. 25 miles north of Lerwick, the crossing taking about 20 minutes and running throughout the day. A ferry at the north end of Yell runs to the neighbouring island of Unst.

The island is the largest of Shetland's outer isles with an area of about 80 square miles, with a population of around 950. Much of the island is uninhabited moor land although there are lovely coastal walks, beautiful beaches particularly at Westsandwick & Breckon, and important nature reserves at Lumbister and Yell Sound. There is plenty of wildlife, the island being well-known as one of the best places to see otters.

Accommodation

Entry to the property is to the east side where the front door opens to a small porch and onwards to the hall. Off the hall to the front of the house and both enjoying an easterly aspect, are the living room and the main bedroom. To the rear is a kitchen / diner with side porch off, the shower room, a second double bedroom and utility room, whilst the stair from the hall leads up to two attic double bedrooms each of which has a dormer window to the front of the house enjoying the fine views.

With the exception of the front & side porches, windows in the property are double glazed uPVC units. Central heating is provided throughout by a 'Worcester Heatslave' oil-fired boiler in the utility room. The rear roof was refurbished with 'Sarnafil' a few years ago.

(Approx. 3.75m x 3.5m) (12'4" x 11'6") Also with glazed door from the hall, the kitchen / diner to the rear of the house has fitted units including a sink, integral oven & gas hob with concealed cooker hood over, plus plumbing for a dishwasher which is included in the sale although no warranties will be given. There is space for a table & chairs, a clothes pulley, tile effect laminate flooring and a radiator. Glazed side door to a side porch although this is in poor condition.
