Fetlar, one of Shetland's larger outer isles, is connected to Mainland Shetland by a ro-ro ferry service which runs via the neighbouring islands of Yell / Unst. Known as the 'Garden of Shetland' because of its rich fertile soil, the island is well known for its rich variety of bird life. There is a local shop and primary school on the island.
'Lower Ness' is situated on the island of Fetlar, one of Shetland's larger outer isles, which lies off the east coast of the island of Yell towards the northern end of Shetland.
Known as the 'Garden of Shetland' due to its green landscape and fertile soil, the island has a rich natural heritage and stunning scenery particularly the long sandy beach at Tresta. Around two-thirds of the island is protected in some way, either as a site of special scientific interest (SSSI), a special area of conservation (SAC), or as an RSPB reserve at Funzie.
The island is an ornithologist's paradise as a wide variety of bird life can be seen including one of Britain's rarest breeding birds, the red-necked phalarope, plus whimbrels, red-throated divers, golden plovers, artic skuas and artic terns, amongst others. Fetlar is also of significant archeological and geological interest, and both the houses at Broch Lodge, which is in the process of being restored, and Leagarth, having interesting histories.
The island is connected to mainland Shetland via a short 25-minute ro-ro ferry service which runs several times a day from Gutcher on Yell or Belmont on Unst, the crossing running to Hamars Ness at the very western corner of Fetlar. The ferry from Yell to Toft on Mainland Shetland takes around 20 minutes allowing Lerwick, Shetland's main town, to be reached in just over two hours or so.
Although remote, which is part of its attraction, and having only a very small population, the island still has its own primary school, a part-time shop & post office, and a summer time cafe. There is a resident district nurse, a community hall and camping bod. The community-run museum / interpretive centre is an excellent source of further information about the island.

Windows in the property are double glazed, a mix of timber and uPVC units. Central heating radiators are supplied by an externally mounted oil-fired boiler which also supplies the 'Megaflo' hot water tank in a cupboard in one of the bedrooms. A solid-fuel stove in the living room provides a cosy additional heat source.

To reach the property drive through Fetlar passing the road to the airstrip and the junctions to Tresta, and continuing through Houbie where the shop, the school and the interpretive centre are situated. Carry on up the hill passing the historic Leagarth House, a wind turbine and the track to the community hall and a large pale green detached house on the right. Take the next turning right which leads southwards towards the sea. 'Lower Ness' is the second of the first two houses you come to.
