General Information

'Isselmere' is situated in a great location in the centre of the village of Hamnavoe on the island of Burra which lies of the west coast of Shetland although it is connected to mainland Shetland by two fixed bridges via the neighbouring island of Trondra. The village is clustered around the voe of Hamna Voe where the pier and local shop are situated, both a stone's throw from the house. There is also a local primary school (secondary schooling is in Lerwick) and a village hall, with further amenities available in nearby Scalloway (approximately 5 miles) where there is another primary school, a swimming pool, health centre and additional local shopping, although Lerwick (approximately 10 miles) is also easily accessible.

The house was built in late 1970's of timber frame construction clad externally with rendered concrete block work below a concrete tiled roof. The house is double glazed (except for a few units in the porch), the windows to the east, south & west elevations having been recently replaced with new uPVC units. Central heating is provided by a 'Worcester' oil-fired combi-boiler situated in the under floor area of the house off the garage.

Accommodation

A bright south-facing wood-lined porch with wood laminate flooring provides the entrance to the house and a pleasant place to sit and enjoy the views over the village and also to the sea and the headland of Bruna Ness to the side. The porch leads into an entrance area with space for coats and a glazed inner door to the hall which benefits from borrowed light via the glazed wall to the living room on the right. Off the passageway leading to the bedrooms to the left is a handy built-in cupboard, further storage being available in the partially floored loft which is easily accessed via a pull-down ladder.

The living room is a particularly bright space with a wide picture window to the south enjoying the view over the village, plus a second window enjoying the view of the sea to the east. At the rear an archway leads through to the separate dining room, again enjoying a dual aspect, both windows having great views up the coast as far as Scalloway in the distance. The ceiling is clad with pine as is the kitchen.

The dining room in turn leads through to the kitchen which has plenty of serviceable fitted units including a sink although replacement units would be desirable in the longer term. The window over the sink also has a stunning view over the houses opposite to the coast line of the West Mainland to the north.

A second door from the kitchen returns to the hall and the passageway leading to the three bedrooms, all of which have built-in wardrobes. The main room, bedroom 1, faces north and has two built-in wardrobes. Bedroom 2 faces south. Bedroom 3, a south-facing single room is presently used as an office.

Finally there is a part wet-wall lined wet room style shower room with electric shower and glazed shower screen, plus a white WC and wash hand basin set in a fitted cupboard / vanity unit which provides useful storage space for toiletries etc. and also has a wall mirror / light / shaver point over. Heating is provided by a ladder style heated towel rail or central heating radiator. At the end of the hall is a handy separate toilet with white WC and wash hand basin with mirror & shaver point over.

The property is situated in a beautifully kept garden, a brick paved driveway providing vehicular access to the property and leaving to a large tarred parking area outside of the garage. A gate from the drive opens to an attractively laid out front garden area where a path and steps to the front door are flanked by a paved south-facing patio to one side and a chipped area to the other, both areas being bordered by well-stocked flower beds.

There is a further seating area to the east side of the house from where there are fine views along the coast, plus a mature lawn along the rear of the house with rotary clothes drier.

A gate from the back garden provides a short cut to the shore just below the house.

The large garage measures approximately 7.55m x 4.6m (24'9'' x 15') and has an 'up & over' garage door, separate side door and window. There is a cold water tap, power & lighting, fitted shelving and a work bench. A doorway at the rear provides easy access to the under floor area of the house for accessing pipe work etc. and also the central heating boiler.
