Two House Sites being sold as one lot, Aithsetter, Cunningsburgh
attractive rural location • fine views • just ten minutes drive from Lerwick • two sites, one with planning in place
Offers over £55,000
By arrangement.

Great opportunity to acquire two house sites (being sold together) ready for immediate development in a small five site development in an attractive rural location at the north end of Cunningsburgh, just ten minutes' drive from Lerwick (9 miles).

Site 4 which extends to 0.115 ha (0.28 acres), has detailed planning permission for a spacious, single storey, three bedroom detached house (Planning permission reference 2020/027/PPF 20 August 2020). Building Warrant drawings have also been completed to submission standard.

Site 5 which is much larger than usual at 0.2 ha (0.5 acres), had outline planning permission (Ref: 2013/086/PPP) although this has now lapsed however renewing permission is not expected to be a problem although prospective purchasers should satisfy themselves in this regard.

Both sites have the benefit of services nearby.

The linear nature of the development with each site being end on to its neighbour allows both sites to enjoy fine views, particularly eastwards to the south end of Bressay and the sea. The size of each site allows for a good-sized garden.

The larger site could perhaps be developed as a permanent residence with the second site potentially developed for a dependent relative or as rental / airbnb accommodation, e.g. a chalet. Alternatively the whole site (approx. 0.78 acres) could provide a very large garden area for a larger single property (all subject to planning permission).

The sites form part of a new development of five sites (three sites have already been developed) in an attractive rural location off the Aithsetter side road on the north side of Cunningsburgh, just 9 miles south of Lerwick.

Although conveniently situated for Lerwick just a short drive away, Cunningsburgh has its own primary school (older pupils go to nearby Sandwick or Lerwick), a well-used community hall and a marina at Aithsvoe. There is also a farm shop and cafe on the main road less than a mile from the sites.

The village hosts one of Shetland’s biggest agricultural shows in August.

General Information

Plot 4 has detailed planning permission for a single storey, three bedroomed house (Ref: 2020/027/PPF) comprising a kitchen / living / dining room, three bedrooms and a utility room. The positioning of the house facing south-east would make the most of the fine views to the south and east.

Plot 5 had outline planning permission (Ref: 2013/086/PPP) but this has now lapsed therefore a fresh application would be required but this is not expected to be a problem although prospective purchasers should satisfy themselves in this regard.

Property location

To find the sites take the turning east to Aithsetter & Fladdabister from the main Lerwick – Sumburgh road at the north end of Cunningsburgh. Follow the road past the turning to Fladdabister and the first group of houses on the left, and past the Aithsetter junction, and continue to the brow of the hill. Just after a large cream coloured modern detached house on the left is a line of three detached houses on plots 1 to 3. Plots 4 & 5 are to the east.

Important Information for Prospective Purchasers

This schedule is intended only to help you decide whether to view the property. We always recommend you view the property personally.

The information is believed to be correct, but it is not warranted and is not to form part of any contract of sale. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

This schedule should not be taken as a comment on the condition of the property. This is a matter for your surveyor and we recommend that once you have found a property you are interested in, you obtain a survey report. We can provide details of surveyors if required.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Noting interest does not place any obligation on the seller to set a closing date or to give any noted interests the opportunity to offer. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
