**Plot 4 reserved**
Great opportunity to acquire a house site ready for immediate development in super new five house development in an attractive rural location at the north end of Cunningsburgh, just ten minutes drive from Lerwick (9 miles).
Site 4 which extends to 0.115 ha (0.28 acres), had detailed planning permission for a spacious, two storey, two reception room / four bedroom detached house & garage. This detailed permission has since lapsed therefore a fresh application would be required. The design could therefore be altered to suit the specific requirements of a potential purchaser (subject to the normal statutory consents).
Site 5 which is much larger than usual at 0.2 ha (0.5 acres), had outline planning permission (Ref: 2013/086/PPP) although again this has now lapsed.
Both sites have the benefit of services nearby.
The linear nature of the development with each site being end on to its neighbour allows both plots to enjoy fine views, particularly eastwards to the south end of Bressay and the sea.
The size of each site allows for a good-sized garden.
The sites are being sold with a tied building contract with C & M Building Contractors Ltd.
The sites form part of a new development of five sites (three sites have already been developed) in an attractive rural location off the Aithsetter side road on the north side of Cunningsburgh, just 9 miles south of Lerwick.
Although conveniently situated for Lerwick just a short drive away, Cunningsburgh has its own primary school (older pupils go to nearby Sandwick or Lerwick), a well-used community hall and a marina at Aithsvoe.
The village hosts one of Shetland’s biggest agricultural shows in August.
Plot 4 had detailed planning permission for a two storey, four bedroomed house and garage (Ref: 2011/194/PPF), comprising a living room, kitchen / diner, en-suite master bedroom, two further double bedrooms, a bathroom, separate W.C., utility room and garage on the upper, ground, floor, plus a large family room, fourth double bedroom, shower room and office on the lower basement floor. The positioning of the house facing south east and the elevated nature of the main living accommodation on the upper floor would make the most of the fine views to the south and east.
The layout of the house provides very comfortable accommodation with extra well-designed features including a wider than average hall enhancing the spacious feel, the use of glazed doors creating a view through the house culminating in a wide picture window in the living room which frames the view beyond, an opaque glazed door from the hall which cleverly screens the three bedrooms and a bathroom from the main part of the house, and a walk-in wardrobe to the master bedroom. A handy additional W.C. off the hall avoids the need to disturb the bedroom accommodation.
This detailed permission has since lapsed and therefore a fresh application would be required. Subject to the normal statutory consents the design could be altered to suit the specific requirements of a potential purchaser.
Plot 5 had outline planning permission (Ref: 2013/086/PPP) in place but this has also now lapsed therefore a fesh application would be required but this is not expected to be a problem although prospective purchasers should satisfy themselves in this regard.
To find the sites take the turning east to Aithsetter & Fladdabister from the main Lerwick – Sumburgh road at the north end of Cunningsburgh. Follow the road past the turning to Fladdabister and the first group of houses on the left, and past the Aithsetter junction, and continue to the brow of the hill. Just after a large cream coloured modern detached house on the left is a line of three detached houses on plots 1 to 3. Plots 4 & 5 are to the east.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.
Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
