The sites are conveniently situated within an existing settlement in a rural location on the Aithsetter side road just off the main Lerwick – Sumburgh road on the north side of Cunningsburgh, within easy commuting distance of Lerwick, just 9 miles to the north.
The village of Cunningsburgh which is scattered over a fairly wide area, has its own primary school (older pupils go to Sandwick or Lerwick), a well-used community hall plus a marina at Aithsvoe. A new farm shop & café is currently being constructed just to the north of the development. This will be easily accessible via a new footpath in the north-western corner of the site which will link in with an existing path to the Fladdabister road.
The village hosts one of Shetland’s biggest agricultural shows in August.
The land which is generally level with a gentle slope from west to east, lies behind existing properties along the Fladdabister and Aithsetter roads, with open farmland to the north and east allowing for fine views northwards over the surrounding countryside towards Bressay and the southern approach to Lerwick.
A road would run through the development with access from the Aithsetter public road at the west end.
The sites are arranged either side of the road, the site by the junction with the public road enjoying an open southerly aspect. Three sites would lie to the south side of the road, four to the north, these sites being particularly well-placed to take advantage of the view north.

Final individual water, electric & telephone connections to each site, and the installation of each site pump chamber and associated connections to the main sewerage system will be the responsibility of the purchaser. A small annual charge per site will be payable to cover the cost of maintenance of the main system.
To reach the sites take the turning east to Aithsetter and Fladdabister from the main Lerwick – Sumburgh road at the north end of Cunningsburgh. Just after the turning to Fladdabister is a row of houses along the road. The development is immediately behind these houses.
