The area has a very rural feel, with just a scattering of other houses. There is a local primary school in nearby Tingwall, other amenities can be found in the town.
The plot is generally level and enjoys a south / westerly aspect allowing for views over the surrounding area.

Water, electricity and telephone services serving neighbouring properties run close to the boundaries of the site, therefore servicing the site should be relatively straightforward although purchasers should satisfy themselves in this regard by contacting the various utility providers directly as no warranties will be given.
Outline Planning Permission was granted in May 2013 (Ref: 2013/089) although this has now lapsed. Full planning permission will therefore be required which will be the responsibility of the purchaser. Property location
To reach the site from the south, take the main road north out of Lerwick to Veensgarth, Tingwall and turn north following signs for Gott Farm, Strand & Laxfirth. Drive past the school on the right, up to the head of Strand Loch and turn right to Califf & Breiwick. Continue for just over a mile to a ‘T’ junction and turn left to Breiwick. Carry on for a further 1¼ to the end of the road; the site is on your right, next to a whitish coloured house with a side extension and brown wooden fence. From the north, turn left to Strand just before the main westside road junction, and follow directions from the head of Strand Loch.
