Excellent opportunity to acquire a house site in a rural area within easy reach of Lerwick and all its amenities, just 8 miles to the south, and on the right side of town for access to the north / Brae etc.
The fairly level site which extends to around 1/3 acre or thereby as shown on the plan should provide space for a good-sized detached house with a decent sized garden and views over the surrounding area.
The site previously had outline planning permission although this lapsed in 2018. Re-instating permission is not expected to be an issue although prospective purchasers should satisfy themselves in this regard by contacting the local planning office directly.
Water, electricity and telephone services serving neighbouring properties run close to the boundaries of the site, therefore servicing the site should be relatively straightforward although again purchasers should satisfy themselves in this regard.
The site is situated about 8 miles to the north of Lerwick at the end of the quiet Breiwick Road. The location puts it within easy reach of the town and also on the right side for access to the north / Brae etc.
The area has a very rural feel, with just a scattering of other houses. There is a local primary school in nearby Tingwall, other amenities can be found in the town.
The plot is generally level and enjoys a south / westerly aspect allowing for views over the surrounding area.
The size of the site should allow for plenty of space for a good-sized detached house with a decent garden.
Water, electricity and telephone services serving neighbouring properties run close to the boundaries of the site, therefore servicing the site should be relatively straightforward although purchasers should satisfy themselves in this regard by contacting the various utility providers directly as no warranties will be given.
Outline Planning Permission was granted in May 2013 (Ref: 2013/089) although this has now lapsed. Full planning permission will therefore be required which will be the responsibility of the purchaser.
A copy of the previous outline planning permission can be found on Shetland Island Council’s website.
The site has already been decrofted.
To reach the site from the south, take the main road north out of Lerwick to Veensgarth, Tingwall and turn north following signs for Gott Farm, Strand & Laxfirth. Drive past the school on the right, up to the head of Strand Loch and turn right to Califf & Breiwick. Continue for just over a mile to a ‘T’ junction and turn left to Breiwick. Carry on for a further 1¼ to the end of the road; the site is on your right, next to a whitish coloured house with a side extension and brown wooden fence. From the north, turn left to Strand just before the main westside road junction, and follow directions from the head of Strand Loch.
To see the location of the property in an overall Shetland context, adjust the zoom by clicking the + or - buttons. Use the 'Map', 'Satellite' & 'Hybrid' buttons to switch between an ordnance survey style road map, a satellite aerial photograph or a combination (hybrid) of the two. Please note that the date of the satellite image is unknown and may not show new buildings.
(Please be aware the Google Street View was taken on the date shown. The building and surroundings may have changed since then. We always recommend you view the property personally.)
Important Information for Prospective Purchasers
This schedule is intended only to help you decide whether to view the property. We always recommend you view the property personally.
The information is believed to be correct, but it is not warranted and is not to form part of any contract of sale. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.
This schedule should not be taken as a comment on the condition of the property. This is a matter for your surveyor and we recommend that once you have found a property you are interested in, you obtain a survey report. We can provide details of surveyors if required.
Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Noting interest does not place any obligation on the seller to set a closing date or to give any noted interests the opportunity to offer. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.
No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.
We were extremely pleased with the service that your office provided and also that of Sharon Nisbet.
