Overview

Occupying a large, very convenient, 0.6 acre site in the centre of Aith by the school, shop, leisure centre, pier & marina, 'Hame-Steid' is a beautifully presented, very spacious, four bedroom detached family home on the westside of Shetland, still within easy commuting distance of Lerwick (20 miles).

Benefiting from central heating provided by an economical air source heat pump which supplies under-floor heating downstairs and radiators upstairs, the property provides extremely comfortable, very contemporary family accommodation arranged over two floors, with views along the voe to the front and over open countryside to the rear.

In addition to four double bedrooms, all of which have built-in wardrobes, the large master bedroom has a walk-in wardrobe and en-suite, particular features include the stunning triple aspect sittingroom with solid-fuel fire, and the similarly sized kitchen / living / dining room complete with range cooker and 'American' style fridge / freezer.

An annual rebate is payable to the new owner until 2024 for the efficient air source heat pump which installed last year.

The large site provides plenty of parking, scope for extending or a polytunnel, and also includes a substantial detached garage / workshop with large hobby space over, and a west-facing deck.

General Information

'Hame-Steid' is set in a very convenient position by the Junior High School and shop in the centre of the village of Aith which lies at the head of Aith Voe on the north coast of the West Shetland Mainland.

In addition to the school which caters for primary and secondary pupils to year 4, and the community Co-op shop & post office, Aith is also the location of the West Mainland Leisure Centre which has a swimming pool, games hall, squash court, fitness & health suite, and again is close by the house, as is the pier and marina (the village is home to the most northerly lifeboat station in Britain).   There is also a garage and public hall, and a daily commuter bus service to Lerwick.

Additional amenities are available at nearby Bixter (3 miles) where there is another local shop with fuel, plus a vet, garage & health centre.

Completed just over ten years ago and extending to around 192m² (gross external floor area), ‘Hame-Steid’ is of 'Scandinavian' style timber frame / timber clad construction below a concrete tiled roof. Windows and doors are double glazed and a new air source heat pump which was installed last year supplies central heating with underfloor heating throughout the ground floor and radiators upstairs. A Renewable Heat Incentive payment of approximately £375 per quarter is payable to the owner of the property until 2024 in respect of the heating system and this payment will transfer to the new owner.

The whole house has been redecorated within the past couple of years using 'Farrow & Ball' paint, which coupled with wood laminate flooring throughout has created a particularly attractive, very contemporary feel to the interior.

All curtains and blinds, and light fittings will be included in the sale along with the white goods.

External

As noted the site is estimated to extend to around 0.6 acres (0.24ha) or thereby, stretching from the roadside right up to the fence on the other side of the house. Access to the site is over a track which leads to a substantial parking area on the south side of the house outside the entrance door where there is a cold water tap, hose and the garage. There is a large west-facing deck to one side of the house and a drying green to the other; the remainder of the site is generally grassed. The current owners have planted lots of trees around the perimeter.

Garage / Workshop / Hobby Space

(Approx. 8.4m x 6m) (27'6" x 19'8") The substantial detached garage which was built to match the house, has a 3.6m (11'10") wide 'up & over' roller shutter door with electric remote control, a separate side door, three double glazed windows, ample power points, lighting, a workbench and sink. A stair leads up to a substantial hobby space on the first floor which could alternatively be used to provide a massive amount of easily accessible storage. The table tennis table and pool table will be included in the sale.

There is a further shed and greenhouse behind the garage.

The unusually large size of the site provides plenty of space for extending the property (subject to any necessary consents) or perhaps erecting a polytunnel.

Property Location

To reach the property drive into the village. Approaching from Bixter, ‘Hame-Steid’ is situated on the right hand side of the road opposite the school, shortly after the ‘Eid Shop’.

To see the location of the property in an overall Shetland context, adjust the zoom by clicking the + or - buttons. Use the 'Map', 'Satellite' & 'Hybrid' buttons to switch between an ordnance survey style road map, a satellite aerial photograph or a combination (hybrid) of the two. Please note that the date of the satellite image is unknown and may not show new buildings.

(Please be aware the Google Street View was taken on the date shown. The building and surroundings may have changed since then. We always recommend you view the property personally.)

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.

Location Desired

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
