This double-glazed, ‘walk into’ property forms part of a building converted into five flats in 2019, the well-proportioned accommodation comprising of two double bedrooms, a living / dining room leading through to a kitchen complete with a range of built-in appliances, and a shower room.

Hardwood flooring is laid throughout the living / dining room, kitchen and hallway, and heating is provided by Dimplex Quantum storage heaters and panel heaters.

Externally there is a large, shared garden with a paved seating area.

Lovely first time buy or rental opportunity.

The building is Grade C listed and situated in the Lerwick Conservation Area.

Entry to the property is via the flat’s own main door to the rear of the building opening to a good-sized, welcoming hallway with two handy storage cupboards, one housing the 210 litre ThermaQ Unicyl mains pressure hot water tank, the other shelved. The same hardwood flooring in the hallway extends into the living room and kitchen whilst internal doors are in a quality oak finish.

On the right is the first of the two carpeted double bedrooms, a bright room with two windows facing south-west. Moving on down the hallway is shower room comprising of a white WC, wash hand basin with a handy storage space under, and a corner shower, and then the second bedroom, like the first well-proportioned, this room facing south-east.

Next to the second bedroom is the living room which in turns leads through to the kitchen, the whole space being particularly light and airy thanks to the grand proportions and large window area the living room benefitting from a wide triple window enjoying the fine open view over the Sound to Bressay plus a second window to the south-east, the additional window to the kitchen also looking across to Bressay.

The living area offers a very comfortable living space and enough room for a dining table and chairs, whilst the contemporary style kitchen is finished to a high standard with grey fitted units set off by black worktops providing ample storage and incorporating a 1½ bowl inset sink plus a range of integral appliances including an integral oven, hob with cooker hood over plus a concealed larder fridge / freezer and dishwasher. Hardwood flooring throughout.

Harper Macleod made selling my house very easy. Robert and Kira were really helpful. They made the whole process simple, especially as it was my first time selling a house. They have a great website and good system for seeing how many home reports have been downloaded. I would definitely recommend.
