General Information

The flat forms part of a stone-built terraced property on the corner of St Olaf Street and Commercial Road, the block housing just two flats, one on each of the first and second floors, above a vet’s surgery and hairdresser.

The block has been substantially refurbished in recent years having been re-pointed and any roof maintenance required undertaken. The windows in the flat have also been replaced with uPVC double glazed units and the whole flat has been re-plumbed including the installation of a new pressurised hot water tank.

Accommodation

Entry is via a main door at street level which opens to a bright, well-kept stair shared with one other flat on the top floor, the condition of the stair creating a great first and correct impression that this is a well-loved property, flat 1’s own entrance door at first floor level opening to a spacious L-shaped, carpeted hall with pine doors to all rooms. On the left is the main bathroom, and a separate shower room; ahead is the first of the bedrooms and the living room. The passageway to the left, down which there is a handy built-in shelved storage cupboard with light, leads to the kitchen and two remaining bedrooms.

There is plenty of space for a table & chairs and ample fitted units including two ‘Belfast’ sinks and plumbing for a washing machine which is included in the sale along with the cooker and fridge / freezer. A sold-fuel cast iron stove set on the tiled hearth provides a cosy heat source ideal for drying clothes on the clothes pulley above, the cupboard to the side housing the hot water tank. The ceiling is lined with pine and wood effect vinyl is laid to the floor. The units though quite old, are beautifully kept and perfectly serviceable. If you are looking for a sleek modern kitchen you will probably want to change the units although we think that would be shame as they add character.

Finally back by the entrance door is the bathroom finished with wet wall lining to the lower half of the walls and a tongue & groove pine lined ceiling. The white three piece suite includes a wash hand basin with mirror & light / shaver fitting over, and there is a heated towel rail / radiator & laminate flooring. In addition to a bath in the main bathroom there is also a shower in an adjoining room, the wet wall lined shower enclosure having an electric shower & glazed screen / door. Again there is a heated towel rail / radiator and laminate flooring.

The sale will include all carpets and other fitted floor coverings, the curtains and blinds, and light fittings.
