General Information

‘Doonaboot’ is situated on its own away from other houses at the end of a quiet side road in the village of Quarff which lies just over five miles south of Lerwick putting the town and all its amenities within easy reach. The village has its own public hall whilst primary schooling is provided in nearby Cunningsburgh, about four miles to the south, secondary schooling at either Sandwick or Lerwick, with school transport available.

The village is scattered over a fairly large area and includes both Easter Quarff (where the property is situated) and Wester Quarff. As a result the area has a very rural feel, the property enjoying an open aspect and all around views over the surrounding farmland.

Accommodation

A large, single glazed, wood-lined porch with a quarry tiled floor, forms the entrance to the property, a glazed inner door leading through to a carpeted hallway with built-in cupboard for coats etc. with meter cupboard above.

On the left is a family bathroom finished with painted paneling to dado height, and comprising a white three piece suite plus a separate shower enclosure with electric shower and glazed screen / door, the floor being tiled and a heated towel rail / radiator providing heating.

Next to the bathroom is the living room which enjoys a dual aspect with open views to the south and west, including over to the bay in the distance. The flooring is solid wood and lighting is provided by a centre light fittings and two matching wall lights controlled by dimmer switches.

On the other side of the hallway from the living room, is a further passage with doors to the kitchen and a good-sized double bedroom with rear-facing window and varnished pine floorboards. A ceiling hatch provides access to floored storage space in the loft, the main area spanning the full width of the original part of the house and having access to the loft space over the front extension which has a gable window.

The kitchen is lit by a small internal window with ‘v’-lined reveals to the porch, and a large Velux roof light over. There is plenty of space for both living and dining areas and the fitted kitchen units to one side include a sink and concealed cooker hood, the freestanding cooker, fridge and washing machine all being included in the sale although no warranties will be given. A ‘Morso’ solid-fuel stove provides a cosy heat source although there is also an electric radiator. The cupboard in one corner houses the hot water tank with further storage to one side, and artificial lighting is provided by recessed ceiling spotlights.

A door at the rear of the kitchen leads to a small, wood-lined lobby with two doors to two similarly sized carpeted bedrooms in a rear extension, one facing east, the other west.

The attached garage measures approximately 6.65m x 2.95m (21’9” x 9’9”) and has power & lighting, a work bench and further store area (approx. 1.9m x 1.6m (6’3” x 5’3”)) off. The area between the garage and the shed to the side is also included providing space for bins etc.

Note the owners of the property have had unofficial use of the drying area to the side of the garden however this area does not form part of the title and its continued use cannot be guaranteed.

To reach the property take the junction eastwards to Casho & Lower Grimista from the main A970 Lerwick - Sumburgh road in the middle of Quarff. Follow the road to the fork close to the shore and turn left onto a road that serves just four houses, ‘Doonaboot’ being the house right at the very end.
