General Information

The building is situated off Bank Lane in the Lerwick Conservation Area close to The Hillhead. The original stone-built part is understood to date from around 1900. The later extension is of concrete block construction.

Accommodation

The gross internal floor area is estimated to extend to around 279m² or thereby, entry being via double doors which open to a large double height entrance hall entrance area with under stairs store and WC on the left, door to the meeting room ahead, and stair to the left to the first floor.

The main meeting room / hall is a substantial space with two windows to Hangcliff Lane (and two further windows blocked up), one window to the north, and double doors at the far end to the outside space. There is a lift in one corner although this is currently not working.

The stairs lead up past one of the WC’s to the first floor where a large open space with wash hand basin and access to the loft leads to a second meeting room, an office, kitchen & store.

The second meeting room is another large space with windows to the three sides, the higher level ones at the far end enjoying views over the surrounding area across the sound to Bressay. A run of fitted cupboard units provide storage.

The office has windows to the side and rear of the building, whilst the large kitchen has extensive modern fitted units including a double sink. (The cooker and fridges are not included in the sale).

At the ground floor level to the right of the entrance and accessed via a separate door, is a boiler room housing the central heating boiler, hot water tank and oil tank. The central heating boiler is not in working order and would require attention.

Approaching from The Hillhead end, the building, which is set back from the lane, is immediately after the row of single storey terraced houses on the right.
