Situated in a rural location with only a scattering of houses nearby, and yet still within easy reach of Lerwick and all its amenities just seven miles away, 'Califf' is a three bedroom / two bathroom detached house benefitting from fine panoramic views along Dales Voe.

In addition to three double bedrooms, the double glazed accommodation which has oil-fired central heating, also includes a living room looking out to the voe, a spacious kitchen / dining room, modern bathroom and separate shower room, plus a large fitted utility room, whilst the sun porch provides a great place to sit and enjoy the views.

Externally there is ample parking, a garden shed, a seating area in front of the house, plus a large fenced lawn / drying green to the rear.

The house is situated about 1½ miles from the local primary school, and Shetland’s main golf club is close by at Dale on the way into Lerwick.

General Information

'Califf' is situated on its own close to the end of a side road at Califf on the west side of Dales Voe, a rural area with only a scattering of other houses, yet still within easy reach of Lerwick just seven miles away, and also on the right side of town for access to the north, Brae / Sullom Voe etc.

There is a local primary school and village hall at Strand about 1½ miles from the house, with further amenities in Lerwick.

The property is fully double glazed and has central heating provided by an oil-fired boiler housed in the cupboard off the utility room which also houses the 'Megaflo' water tank.

The property sits in a fenced garden area, a gate to the side of the house leading to an enclosed yard and the double glazed entrance door which opens to a porch with pine doors to the utility room and kitchen. The utility room is a spacious room with modern fitted units providing extensive storage and also including an inset sink, pull-out larder unit, integrated concealed dishwasher, plus plumbing for a washing machine and space for a tumble dryer, these appliances including a freestanding larder fridge and chest freezer being available by separate negotiation. Tile effect vinyl flooring. A built-in cupboard houses the central heating boiler and hot water tank. Off the utility room is a wet-wall lined shower room with wide shower enclosure, plus a white WC and wash hand basin, heating being by provided by wall-mounted fan heater. Wood effect vinyl flooring.

The large kitchen is a good-sized room lit by windows to the side and rear, with plenty of space for a table & chairs, and extensive fitted units providing ample cupboard and worktop space. There is an integral electric double oven and gas hob with cooker hood over, a concealed integrated larder fridge, plus an inset 1½ bowl sink with pan drawers with pull-out larder basket units to either side, and a run of illuminated glazed wall cabinets. Tile effect vinyl flooring is laid throughout and lighting is provided by a couple of ceiling spotlight fittings.

A door from the kitchen opens to the east-facing living room, again a good-sized room, the large bay window enjoying the fine views to the voe. The room has wood effect vinyl flooring which ties in with the pine skirtings and door surrounds as is the case throughout the house.

Back off the hall there are doors to a family bathroom and two large double bedrooms, the stair to the first floor with under-stairs cupboard providing handy storage, and beyond that is a glazed door with matching glazed side panel which opens to the sun porch.

The bathroom is clad with wet-wall lining to a dado rail and also around the bath which has a shower over, and there is a white WC and wash hand basin. Heating is provided by a ladder style towel rail / radiator and the wood effect vinyl matches the flooring in the hall. Two bathroom cabinets included.

Both bedrooms have built-in wardrobes. The first room next to the bathroom faces west and has wood effect vinyl flooring. The second room which is carpeted, has a similar bay window to the living room again enjoying the fine view.

Finally the wood-lined double glazed sun porch provides an attractive extra living space, windows to three sides making the most of the fine views. Door to the garden and wood effect vinyl flooring.

The stair from the hall leads up to a large open-plan carpeted landing / study area, two Velux windows to the front and rear providing plenty of natural light. There is space for a desk and louvre doors conceal a large built-in shelved cupboard, in addition to fitted bookshelves. This space could possibly be partitioned off to provide a separate fourth bedroom subject to any necessary consents. Off the landing is the third bedroom, again a generous double, with Velux window.
