Enjoying stunning views across Ronas Voe to Ronas Hill, ‘Boatsgio’ is a 1½ storey, semi-detached cottage set in around 1/3 acres in a particularly scenic, sparsely populated, rural location at the end of the Heylor side road. Lerwick approximately 34 miles.
The double glazed accommodation includes a living room, bedroom, modern kitchen, shower room and utility room on the ground floor plus a large open-plan landing area and second bedroom upstairs. Heating is provided by an air conditioner unit.
The large site includes three sheds close by the house.
Amenities in the area include a community owned shop with part-time post office & fuel, a health centre and hotel at Hillswick (about 4 miles from the house), a café and campsite at Eshaness, plus another shop at Ollaberry (approximately 8 miles). There are several primary schools in the area including at nearby Urafirth, and Ollaberry.
A wider range of amenities including a high school, swimming pool & leisure centre, and Co-op mini-supermarket can be found at Brae (approximately 11 miles), the main population centre for the Northmavine area.
The property comprises the original stone-built house plus later extensions to the front and rear. Windows are double glazed, those to the front being timber, those to the rear being uPVC. Heating is provided by an external ‘Panasonic’ air conditioner unit which supplies two wall-mounted units, one in the utility room and one in the living room. Hot water is provided by an immersion heater in the built-in cupboard to the upstairs landing. Note some radiators from the previous heating system remain although these are now redundant.
Entry to the property is to the rear, the door opening to a large utility room with fitted cupboards and sink unit, plumbing for a washing machine (appliance included), rear window and doors to the shower room & living room, the shower room comprising a tiled shower enclosure with ‘Triton’ electric shower & glazed screen / door plus a white WC & wash hand basin, heating being provided by a heated towel rail.
Exposed ceiling beams add character to the living room which has a window to the front of the house looking right out over the voe, wood laminate flooring and open-tread pine staircase to the first floor, doors leading to a ground floor bedroom or 2nd reception room, and the kitchen which enjoys a triple aspect with views across and along the voe, the modern fitted units including a sink, gas cooker point and space for an under counter fridge, the fridge and cooker being included in the sale. The flooring is tile effect laminate and a second entrance door leads to the garden area.
The bedroom also has a window to the front of the house again enjoying the view, and there is a fitted carpet and exposed ceiling beams.
The stair from the living room leads up to a large open-plan carpeted landing area lit by Velux windows, one to the front of the house, the other over the stairs. A built-in shelved cupboard houses the hot water tank, with two fitted wardrobes to the side. Off the landing is a 2nd carpeted double bedroom with Velux window.
