Set in a great position just above the shore of Lang Sound and enjoying the stunning views over the voe from the living room, kitchen and back garden, 9 North Toogs is a beautifully presented, three bedroom, semi-detached property set in a well-kept, well-established garden. Scalloway approximately 6 miles, Lerwick approximately 11 miles.
The property which has been comprehensively refurbished by the current owners since their purchase eight years ago, is attractively decorated throughout in a light and airy contemporary style with much of the ground floor having laminate flooring. The stylish fitted kitchen has plenty of space for a table & chairs and integral appliances, and the spacious, modern, family bathroom has a bath and separate shower. The ground floor single bedroom could alternatively be used as an office. Both the upstairs bedrooms have built-in wardrobes. Electric storage heating.
There is a play park close by the house, and a shop and primary school about two miles to the north at Hamnavoe.
Great first time buy, particularly for a young family. Early viewing essential.
North Toogs is situated on the east side of the island of West Burra which lies off the west coast of Shetland along with East Burra, although both are connected to mainland Shetland by two fixed bridges via the neighbouring island of Trondra.
Scalloway is only about 6 miles to the north, and Lerwick just 11 miles to east within easy commuting distance, however there are local amenities on Burra at nearby Hamnavoe about 2 miles from the house, where there is a shop & post office, the island's primary school and a marina. There is a children's play park at North Toogs close to the house.
A feeder bus service to Scalloway runs along the main road through Burra a short distance from the house, further amenities in Scalloway including several local shops, another school, swimming pool and doctors surgery. Burra has several fine beaches including Meal to the north and Bannaminn to the south.
Further information about the island of Burra and the surrounding area can be found at:-
The property has been comprehensively upgraded in recent years including additional insulation to the external walls, coombed ceilings and under the floor. The whole house was re-plumbed and a new hot water tank fitted in 2017. The kitchen was re-fitted in 2015, the bathroom in 2019. The en-suite was added in 2018.
Entry to the property is through the neatly kept front garden which is enclosed by a wall or fence, a path flanked by a small lawn to the left, and a further area to the right laid with enviroglass chips surrounding pampas grass, leading to the front door which opens to a lobby with wood laminate flooring and glazed inner door to the hall. Also floored with wood laminate, the hall is a bright space lit by a Velux window over the stairs. All the doors have been renewed in recent times, the doors to the lobby and kitchen having glazed panels, and space being attractively decorated with a dado rail. The kitchen is to the right, the living room, bathroom, single bedroom and a shelved cupboard are to the left.
The kitchen is a good-sized, particularly bright room thanks to windows at either end, both with blinds, the east-facing window enjoying the fine view over Lang Sound. There is plenty of space for a table & chairs and stylish grey ‘Ikea’ units set off by wood effect worktops and matching upstands, provide plenty of cupboard & worktop space and include an integral double electric oven, five ring gas hob with cooker hood over, plus a concealed integrated dishwasher. Also corner carousel and inset 1½ bowl sink below the west-facing window. Lighting is provided by recessed ceiling spotlights supplemented by additional worktop lights. Wood laminate flooring and brushed chrome electrical fittings.
A door from the kitchen leads to a utility room where fitted floor and wall units with a wood effect worktop, 'metro' style tiled splash back, and second sink, provide additional storage space, with space to the side for a freezer etc. and plumbing for a washing machine, both appliances being available by separate negotiation. A cupboard under the stairs provides further storage space and also houses the hot water tank. Coat hooks, wood effect vinyl flooring and double glazed door to the back garden.
Back off the hall the generous living room benefits from a wide triple window also looking over the back garden to the voe beyond. Again the flooring is wood laminate and there is a feature centre light fitting. Next to the living room is a ground floor west-facing single bedroom presently used as an office, again with wood laminate flooring, and finally a smart family bathroom comprising a contemporary four piece suite including a double ended bath with centrally mounted mixer tap / shower fitting, a separate wet-wall lined corner shower with 'rainfall' shower and separate hand held fitting, wash hand basin set on a fitted cupboard unit providing useful storage with mirror over, and a WC. Ladder-style heated towel rail & tile effect laminate flooring.
The carpeted stair with clothes pulley over, leads to the first floor landing where there is a handy built-in cupboard and hatch to the loft space. Off the landing are two carpeted double bedrooms, the main bedroom to the right having a Velux window with integral blackout blind to the west, this room benefiting from an en-suite with white WC and wash hand basin again set on a fitted cupboard unit, with a matching wall cabinet also included. Two built-in wardrobes provide plenty of space for clothes. The third bedroom has an east-facing Velux window and a large built-in cupboard / wardrobe along one wall.
