73 Setters Hill forms part of a residential estate originally built as accommodation for the former RAF base at Saxa Vord on the island of Unst, Britain's most northerly inhabited island.

The estate is situated at Baltasound which lies in the middle of the island on the east side overlooking the voe of Balta Sound. Being the main population centre, Baltasound has an excellent range of local amenities which exceed what might usually be expected for a village in such a remote rural location, these including a Junior High School, superb leisure centre & swimming pool, several local shops (one with fuel), a post office, garage, hotel & marina.

Unst is connected to Mainland Shetland by a regular ro-ro ferry which runs throughout the day from Belmont at the south end of Unst (approximately 8 miles from the house) via the neighbouring island of Yell, the crossing to Yell taking around 10 minutes, the crossing from Yell to Toft on Mainland Shetland taking about 20 minutes, Toft being situated about 28 miles north of Lerwick, Shetland's capital.

Unst has many places of interest in particular Hermaness Nature Reserve, the Keen of Hamar Reserve, fine beaches at Norwick, Skaw & Westing, Muckle Flugga, Muness Castle and the Unst Boat Haven & Heritage Centre.

Shetland is linked to mainland Scotland via a daily overnight ferry service from Aberdeen operated by Northlink Ferries (www.northlinkferries.co.uk), whilst Loganair operates direct flights from Sumburgh at the very southern tip of Shetland to Aberdeen, Edinburgh & Glasgow (www.loganair.co.uk). Islanders are currently entitled to discounted fares.

The property is double glazed with uPVC windows and doors, whilst heating is by electric storage heaters. The sale will include all carpets and other fixed floor coverings, curtains & blinds, and light fittings.

Accommodation

Wood effect laminate floor is laid throughout the living / dining room, lighting is provided by a couple of ceiling mounted lights and additional wall fittings.

The kitchen, which can be accessed either from the hall or the dining area, has a double window to the rear of the house and ample fitted units including an integral double oven & hob with cooker hood over, an inset 1½ bowl sink plus plumbing for a dishwasher or washing machine.

The stair to the first floor which is lit by a side window to the half-landing, leads up to a landing with doors to the three bedrooms, the bathroom and another cupboard which houses the hot water tank and also has a hatch to the loft space. Bedrooms 1 & 2 are situated to the rear of the house, both windows enjoying an open view to the hill behind, bedroom 2 benefiting from a built-in wardrobe. Bedroom 3 enjoys a southerly aspect.

Finally the bathroom comprises a white three piece suite, the bath having a tiled shower area over with electric shower. Heating is provided by a wall-mounted fan heater.

Drive into Baltasound passing the care centre on the right. Continue to a 'T'-junction and turn right to Haroldswick. Setters Hill Estate is the second group of houses on the left (after Nikkavord Lea). Take the second turning into the estate and follow the road straight on and to the right, continuing in a northerly direction past a white hut on the right to a large brick paved parking area at the end. In the far right hand corner is a detached double garage; No.73 is the house immediately behind that with the large shed in its back garden.
