Overview

Situated on the northern edge of the village of Scalloway within walking distance of amenities including several local shops, the school, swimming pool & doctor's surgery, 7 Ingaville Road is a three bedroom semi-detached family property set in a good-sized family garden with ample space to extend if desired (subject to planning), yet still leaving plenty of garden to spare. Properties with a garden as large as this rarely come on the market. To the north is an uninterrupted view to Berry Farm.

In addition to two double bedrooms and a ground floor single, the accommodation also includes a large living room, kitchen and wet room style shower room. Heating is provided by electric storage / panel heaters.

Although ready for immediate occupation, the property would benefit from some updating which is reflected in the price but nonetheless provides three bedroom family accommodation with the benefit of amenities, particularly the school and swimming pool, easily to hand.

General Information

Ingaville Road is situated on the northern edge of the village of Scalloway which lies on the west coast of Shetland approximately 6 miles from Lerwick. The location of the house means it is just a short stroll away from Main Street and the harbour area and a range of amenities including the school, swimming pool, doctor's surgery and local shops including a couple of general stores and a chemist / post office. There is also a garage, youth centre & hotel, whilst around the harbour at Port Arthur is a boating club (there is a marina at East Voe) and the NAFC Marine Centre, part of the UHI.

Accommodation

Entry to the property is to the side of the house where the door opens to a vestibule with coat hooks and doors to the hall and the kitchen which has a window to the front of the house overlooking the front garden and enjoying the open aspect beyond. The units include plumbing for a washing machine and dishwasher which will be included in the sale along with the free-standing cooker, fridge & freezer although no warranties will be given. Heating is provided by a storage / convector heater with clothes pulley over and a built-in cupboard houses the hot water tank which has just been replaced.

The hall leads through to the living room, a good-sized room again with a window overlooking the front garden. The flooring is wood laminate matching and there is a storage / convector heater. Also on the ground floor is a south-facing carpeted single bedroom with built-in wardrobe, and a wet room style shower room with electric shower, WC & wash hand basin.

The stairs which have a handy cupboard below, lead up to a half-landing with a large window looking out over the back garden, and onwards to the first floor where there is access to the eaves space and loft, and doors to two carpeted double bedrooms each of which has a large dormer window enjoying the open aspect to the north, a built-in cupboard / wardrobe & panel heater.

External

The property benefits from good-sized, fenced garden areas to the front and rear both mainly laid to lawn, the front garden area including a chipped off-street parking space. There is a shed in the back garden which has several mature trees, although this is in poor condition but useful nonetheless. Further handy external store next to the front door (approx. 1.85m x 1.25m) (6' x 4'2").

Property Location

To reach the property drive into Scalloway crossing over the roundabout by the school into New Road. Turn first right into Lovers Loan and first right again into Berry Road. At the end of Berry Road follow the road to the left into Ingaville Road; No.7 is the third house along on the left.

To see the location of the property in an overall Shetland context, adjust the zoom by clicking the + or - buttons. Use the 'Map', 'Satellite' & 'Hybrid' buttons to switch between an ordnance survey style road map, a satellite aerial photograph or a combination (hybrid) of the two. Please note that the date of the satellite image is unknown and may not show new buildings.

(Please be aware the Google Street View was taken on the date shown. The building and surroundings may have changed since then. We always recommend you view the property personally.)

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.

Location Desired

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
