Overview

Decorated in a contemporary, light and airy style, 50 Goodlad Crescent is a three bedroom / two reception room, mid-terraced property in a very convenient central location with amenities including the Clickimin leisure centre & swimming pool, primary and secondary schooling, and the hospital all within easy walking distance. There is also a children’s play park close by on Hayfield Lane.

The property has been comprehensively refurbished since the current owners purchase seven years ago, works including an attractively fitted kitchen and stylish bathroom, new uPVC double glazed windows and doors, and also the installation of heating provided by an economical air-to-air heat pump.

In addition to the three bedrooms, the ‘walk-into’ accommodation also includes a bright, 19’ dual-aspect living room with patio doors to the garden, a separate dining room, kitchen and bathroom. There is off-street parking for a couple of cars, ramped access to the front door, plus a lawn / drying green to the rear.

This is a very appealing property. Early viewing recommended.

Accommodation

Entry to the property is via a double glazed uPVC door with ramped access from the street, which opens to a lobby with coat hooks, wood effect vinyl flooring, a glazed inner door to the living room and stairs to the first floor lit by a window to the front of the house.

The living room is a lovely bright room enjoying a westerly aspect and decorated in a very contemporary light and airy style as is the case with the rest of the house, plenty of natural light being provided by a large window to the front and patio doors to the back garden to the rear. Engineered oak flooring is laid throughout and this extends into the adjoining kitchen and dining room. Lighting is provided by two pendant ceiling fittings.

At the rear of the living room a further glazed door leads to the kitchen which was attractively re-fitted about six years ago with white units finished off by solid wood block worktops, the units including an integral oven & hob with cooker hood over plus plumbing for a washing machine (appliance not included) and a white ceramic sink, a built-in shelved cupboard providing additional storage space. There is a window overlooking the back garden and an archway through to the separate dining room which like the living room also enjoys a westerly aspect, additional storage space being provided by a built-in cupboard and further space under the stairs.

Back off the entrance lobby, the carpeted stair leads up to landing with doors to three bedrooms and the bathroom, a built-in shelved cupboard providing plenty of space for towels etc. with further easily accessible storage available in the partially floored loft accessed by a pull-down ladder. Part of the loft space which has a Velux window, has been lined and partitioned to provide a ‘store’ room with fitted light.

All three bedrooms are carpeted to match the landing / stairs, the main bedroom on the left which faces west, being partially clad with painted wood lining. Bedroom 2, another double, faces east whilst the third bedroom, a single, faces west and has a built-in wardrobe.

The bathroom was stylishly re-fitted about two years ago, the walls mainly being clad with large white tiles. There is a contemporary style white three piece suite including a bath with ‘rainfall’ shower head, separate hand held fitting and glazed shower screen over, the wash hand basin and WC being set in fitted units which hide the cistern and also provide wall-hung drawer space below the sink which has a mirror / light fitting over. The floor is attractively tiled.

All fixed floor coverings, curtains and blinds (except blind in bedroom 2 and curtains in bedroom 3) are included in the sale.

Goodlad Crescent runs between Hayfield Lane to the north and Gilbertson Road to the south. No.50 is situated at the north (Hayfield Lane) end on the east side of the road being the second house in of the first block of four terraced houses on the left (approaching from Hayfield Lane).

We have availed ourselves of services provided by Harper Macleod of Lerwick, both in buying and selling residential property. Our needs on both these occasions were fully met and the service provided by them made our task in these circumstances, seemingly without effort.

Prior to this we had also received very helpful general advice pertaining to Shetland real estate from them. This was a tremendous benefit to us at the time.

If you are seeking cost effective, excellent real estate marketing and legal services, we would not hesitate in recommending Harper Macleod of Lerwick.
