Three bedroom semi-detached property set in a well-established and well-stocked garden in the village of Aith on Shetland’s westside, within walking distance of the school, local community shop and leisure centre / swimming pool. Lerwick 20 miles.

The double glazed accommodation which benefits from a westerly aspect and an open aspect to the hill behind, comprises a living room, modern kitchen, bedroom and bathroom on the ground floor, plus two double bedrooms upstairs. Heating is provided by an oil-fired boiler.

The fenced garden which includes a garden shed and summerhouse, does require a little tidying up but with little effort has the potential to provide a delightful outdoor space again.

Although the kitchen has recently been re-fitted, otherwise the house requires some maintenance and upgrading which is reflected in the price, nonetheless it offers a three bedroom family home with the convenience of amenities close by.

General Information

4 Whitelaw Road is situated in the village of Aith which lies at the head of Aith Voe on the north coast of the West Shetland mainland.

In addition to the Junior High School which caters to primary and secondary pupils to year 4, and the community shop & post office, Aith is also the location of the West Mainland Leisure Centre which has a swimming pool, games hall, fitness and health suite, as well as a pier and marina (Aith is home to the most northerly lifeboat station in Great Britain), all conveniently within walking distance of the house. There is also a garage, public hall and a daily commuter bus service to Lerwick. Further amenities are available at nearby Bixter (approximately 3 miles) where there is another local shop and garage plus a vet and health centre.

Aith is also the location of 'Michaelswood', a delightful 12 acre woodland with picnic facilities and woodland walks, a great place for children.

Further information about the local area can be found at

The property has oil-fired central heating provided by a boiler in the kitchen, the boiler also providing hot water although the hot water tank has an electric immersion as back up. A solid-fuel stove in the living room provides a cosy additional heat source although this requires some attention and should be tested prior to use.

The property is being sold in its current condition and no warranties will be given in respect of any contents or services.

Entry is to the side of the house, the entrance door opening to a lobby with door to the left to the kitchen, and further inner door ahead to the hall, doors from here leading to the living room, bathroom and a bedroom, with some storage space under the stairs to the first floor.

The west-facing kitchen was re-fitted this year with modern units in a white gloss finish set off by wood effect worktops, the units including an inset sink. A built-in cupboard provides further storage space and also houses the boiler. A door from the kitchen leads through to the good-sized living room, again west-facing with a large window overlooking the front garden, although the living room can also be accessed directly from the hall.

Back off the hall, the single bedroom is situated to the rear of the property and has varnished pine floorboards and a built-in cupboard housing the hot water tank. Finally the bathroom comprises a white three piece suite.

The first floor which is accessed via a stair lit by a large window to the half-landing looking out over the back garden, leads up to a small landing with access to floored storage space in the eaves, a hatch to the loft space and doors to two double bedrooms both with west-facing dormer windows and varnished pine floorboards, each room also having built-in eaves cupboard.

It does require some tidying up but with a little effort has the potential to a delightful outdoor space again.
