Overview

Benefiting from a substantial rear extension housing a stunning, 20’ kitchen / diner, a great, very sociable space with lots of natural light, and also central heating provided by the Lerwick District Heating system, 36 Goodlad Crescent is a two bedroom end-terraced property in a handy central Lerwick location convenient for access to amenities including primary and secondary schooling, Clickimin leisure centre and the hospital, all close by.

In addition to two double bedrooms, the double glazed accommodation also includes a bright, west-facing living room, handy second living space / office, a modern bathroom and separate toilet. Externally there is off-street parking for a couple of cars and garden areas to the front and rear including a patio outside the kitchen.

Planning permission was granted in 2017 for the conversion of the loft space to provide a third bedroom. This has now lapsed but reinstatement is not expected to be a problem.

Early viewing recommended.

Accommodation

The front door opens to a lobby with coat hooks, wood laminate flooring and a glazed inner door to a hallway with laminate flooring which extends into the living room, and carpeted stair to the first floor.

The living room is a good-sized, bright room thanks to its large west-facing window which looks out over the front garden area to the street, the room being finished with a cornice and retaining the original fireplace as a decorative feature. A door at the rear leads through to an office, a handy extra living space with glazed doors to a side lobby and the kitchen, wood laminate flooring and a clothes pulley. Off the lobby which has tile effect vinyl flooring, a side entrance door and handy under-stairs cupboard also housing the District Heating unit, is a toilet off with white WC & wash hand basin.

The attractively fitted kitchen / diner which has underfloor heating, is a very spacious room housed in a rear extension built about 10 years ago, the room providing a particularly sociable space with extensive fitted units around a table and chairs in the centre, plus further room for a living area / sofa etc., lots of natural light being provided by a large glazed area to two sides including sliding patio doors to a paved patio to the side and 6 Velux windows all with integral blinds; artificial light being provided by three chandelier style fittings supplemented by worktop lights and several glazed cabinets. The cream coloured units which are set off by woodblock effect worktops provide extensive cupboard and worktop space and include an integral double electric oven, five ring gas hob with matching cooker hood over plus a concealed integrated dishwasher and washing machine, and 1½ bowl sink. The ‘American’ style fridge / freezer is available by separate negotiation. All the windows have wooden venetian blinds or fabric blinds, with curtains to the patio doors, and wood laminate flooring is laid throughout.

The stair from the front hallway leads up to a landing with doors to two carpeted double bedrooms and the bathroom. The large main bedroom is situated to the front of the house and enjoys a westerly aspect, two built-in wardrobes providing clothes space. The second bedroom to the rear has a built-in single wardrobe. The modern bathroom comprises a white three piece suite including a shower / bath tub with mixer tap / shower fitting, tiled shower area and glazed screen, and there is a heated towel rail / radiator, recessed ceiling spotlighting and venetian blind at the window.

A hatch on the landing with pull-down ladder provides access to the large partially floored loft space. Planning permission (Ref 2017/224) was granted in June 2017 for a loft conversion and dormer window for a third double bedroom accessed via a stair installed over the existing staircase to the first floor. Full details of the plans can be found on Shetland Island Council’s planning website (https://www.shetland.gov.uk). This permission has now lapsed however it would not be expected to be a problem to reinstate it although prospective purchasers should satisfy themselves in this regard by contacting the planning office directly.
