Overview

Situated in the particularly leafy area of the village of Scalloway within walking distance of amenities including local shopping, the school, swimming pool & doctor's surgery, 32 Meadowfield Road is a two bedroom end-terraced property set in a good-sized corner plot.

In addition to two double bedrooms, the accommodation also includes a good-sized living room, large kitchen with space for a table & chairs, and a bathroom with electric over-bath shower.

Windows are double glazed and heating is provided by several storage heaters plus a solid-fuel stove in the living room.

There are established garden areas to the front, side and rear, with mature shrubs and planting along with perimeters providing shelter and privacy.

The property would make an excellent first time buy or rental property.

General Information

Meadowfield Road is situated on the west side of the village of Scalloway which lies on the west coast of Shetland approximately six miles from Lerwick.  The location of the house in an unusually leafy area of Scalloway means it is just a short stroll away from Main Street and the harbour area and a range of amenities including the school, swimming pool doctor's surgery and several local shops including a couple of general stores and a chemist / post office.  There is also a garage, youth centre & hotel, whilst around the harbour at Port Arthur is the boating club (there is also a marina at East Voe) and the NAFC Marine Centre part of the University of the Highlands & Islands.

Important Information for Prospective Purchasers

This schedule is intended only to help you decide whether to view the property. We always recommend you view the property personally.

The information is believed to be correct, but it is not warranted and is not to form part of any contract of sale. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

This schedule should not be taken as a comment on the condition of the property. This is a matter for your surveyor and we recommend that once you have found a property you are interested in, you obtain a survey report. We can provide details of surveyors if required.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
