General Information

Runnadale is situated by the shore in the village of Ollaberry on the east side of the North Mainland of Shetland approximately 10 miles north of Brae, the location putting the property within easy commuting distance of Sullom Voe terminal and the Total gas plant. No.3 is situated on the south side of Runnadale and therefore benefits from the fine open views over the bay of Ollaberry. There is a fine sandy beach on the other side of the bay.

Local amenities include a school about ¾ mile from the house, and a shop & post office with fuel pumps about ¾ mile further on. There is also a garage by the shop and a public hall. Further amenities can also be found at Brae, the main population centre for the North Mainland area, where there is a High School, swimming pool / leisure centre, several shops including a Co-op mini-supermarket, and an award winning fish & chip shop.

The North Mainland area has some stunning scenery in particular at Ronas Hill, Shetland's highest point, which provides great views all over Shetland, and also the dramatic cliffs at Eshaness, both situated not far from Ollaberry.

3 Runnadale is of 'Scandinavian' style timber frame / timber clad construction. Windows and doors are double glazed uPVC and heating is provided by an air-to-air heat pump supplying three units in the hall, living room & kitchen, this being supplemented by electric under floor heating to the shower room and downstairs WC. Hot water is provided by a 300l pressurised 'Megaflo' tank with dual immersion.

The carpets, curtains & blinds, and light fittings are included in the sale.


Entry to the property is to the side of the house, the door opening to a vestibule with slate tile effect laminate flooring and pine doors to the hall and also a handy ground floor wet-wall lined toilet with white WC & wash hand basin, the wash hand basin having a large wall mirror over with fitted cupboards to either side providing useful storage space. There is electric under floor heating below the tiled floor.

The tile effect laminate flooring extends into the hall where doors lead to a useful utility area with fitted shelving and plumbing for a washing machine (appliance not included), and also housing the electric meters etc., and the living room, a further doorway through to the kitchen. Useful storage space is provided by a built-in airing cupboard with electric tubular heating, and also additional space under the stairs.

The living room is a bright space with a deep triple window overlooking the front garden providing plenty of natural light. The flooring is wood laminate. The room used to be open plan to the dining area of the kitchen and it is thought the partition wall could easily be removed if required allowing the space to enjoy a view through to the sea to the south.

Finally on the ground floor is the very spacious fitted kitchen / dining room, which again is a very light and airy space thanks to two south-facing windows one to the dining area the other to the kitchen area, enjoying the fine view over the voe. There is plenty of room for a table & chairs, the dining area having a picture rail, whilst the kitchen has extensive fitted units in a cream finish set off by woodblock effect worktops & wet-wall lined splash backs, the units providing a huge amount of cupboard and worktop space and including a 'Neff' integral electric oven and gas hob with stainless steel cooker hood over and pan drawers below, other features including a 1½ bowl sink and pull-out corner unit maximising the available space. Two of the units to the dining area have pull-out filing cabinet drawers, handy for anyone working from home. Wood laminate flooring throughout.

From the hall a carpeted stair lit by a side window leads up to the first floor landing where yet more storage space is provided a built-in shelved cupboard outside the bathroom, and another walk-in cupboard which houses hot water tank and also has a hatch providing access to further floored storage space in the loft. The flooring on the landing is the same laminate flooring as in the vestibule.

Off the landing are three bedrooms and the shower room, all the bedrooms being good-sized doubles and floored like the landing with wood laminate. Bedrooms 1 & 2 have windows enjoying the sea view to the south, bedroom 1 having sliding doors along one wall concealing a massive built-in wardrobe with fitted shelving and hanging space. Bedroom 3 which faces north, has a similar wardrobe set-up to bedroom 1.

Finally the modern wet-wall lined shower room comprises a white WC & wash hand basin plus a corner shower enclosure with glazed screen / door. Like the downstairs WC there is electric heating below the tiled floor, whilst a large built-in cupboard provides space for towels etc.
