Overview

Detached three bedroom / two bathroom, ‘Scandinavian’ style timber frame / timber clad property with additional substantial basement store, on the north side of Lerwick. Due to the elevated position of the property it enjoys an open aspect to the rear and a fine view over to the north harbour entrance in the distance.

Built in 2007, the ‘walk-into’ accommodation is arranged over two floors, the ground floor comprising a large, dual-aspect living room, attractively fitted kitchen /diner, main double bedroom with en-suite shower room, family bathroom with bath and separate shower, and a utility room. Upstairs there are two further double bedrooms plus an open study / play area on the landing. Oil-fired central heating.

The substantial basement store measures approximately 7.6m x 3.6m and provides extensive storage space or could perhaps be used as a gym or workshop etc., subject to consents. Externally there is off-street parking plus a fenced garden.

The town bus service runs from a stop nearby.

Great starter home or ‘buy-to-let’ investment.

Accommodation

Entry to the property is via a double glazed front door with triple point locking which opens to a vestibule laid with wood laminate flooring as is the case throughout the rest of the ground floor. On the left is the utility room with plumbing for a washing machine, vent for a tumble dryer and space for a freezer etc., these appliances being available by separate negotiation, and a fitted meter cupboard, whilst a built-in cupboard provides handy storage space. Ahead a half-glazed door leads to the hall where further storage space is provided by a large cupboard under the stairs with coat hooks. Off the hall is a ground floor bedroom with en-suite shower room, the bathroom, living room and stair to the first floor.

The family bathroom comprises a white three piece suite plus a separate wet-wall lined corner shower enclosure with glazed screen / door. Heating is provided by a ladder style heated towel rail and the bathroom cabinet over the wash hand basin will remain.

The glazed door at the end of the hall opens to the living room, a bright, good-sized, dual-aspect room with a window to the rear of the house looking out over the houses opposite to the hill beyond, plus a second side window enjoying the view over to the north harbour entrance in the distance. A door from the living room opens to the attractively fitted kitchen / diner again enjoying a dual aspect, the room having space for a small table & chairs, and cream units set off by solid wood worktops providing ample cupboard & worktop space and including an integral oven, induction hob with cooker hood over, plus a concealed integrated dishwasher. There is also a white double ceramic sink with mixer tap, corner carousel & glazed display cabinet.

Finally on the ground floor the west-facing double bedroom has an en-suite shower room comprising a white WC and wash hand basin plus a wet-wall lined corner shower with glazed screen / door. Heated towel rail.

The pine staircase which is light lit by a Velux window with integral blind, leads up to a large open carpeted landing on the first floor, lit by a second Velux window, again with integral blind, the landing providing space for a study area. A large walk-in cupboard provides yet more storage space plus there is access to the eaves. Off the landing are two similarly sized carpeted double bedrooms, the room to the right enjoying a great open elevated view.

The interior of the property is attractively finished with pine panelled doors and pine finishes to the skirtings, door surrounds etc.
