26 Hulsidale occupies one of the best plots in Hulsidale its location on the edge of the estate affording fine open views particularly from the upstairs rooms southwards over farmland to the sea to the rear, and also over surrounding properties to the islands of Oxna & Papa and beyond to the West Mainland of Shetland to the front.
The accommodation in this semi-detached property includes a 26’ dual aspect living / dining room, kitchen and handy additional toilet on the ground floor, plus three double bedrooms and a bathroom upstairs. Externally there are fenced garden areas to the front and rear, and a substantial garden shed.
The property is within easy walking distance of the primary school, shop & pier / marina, and within easy commuting distance of Lerwick just nine miles away.
The property would benefit from some updating which is reflected in the price but nonetheless would make a great starter home particularly for a young family given the school is close by.
The ‘Hulsidale’ houses are situated in the village of Hamnavoe on the island of Burra which lies off the west coast of the South Mainland of Shetland although is connected to Mainland Shetland by two bridges via the neighbouring island of Trondra.
Although Scalloway is only about five miles away to the north, and Lerwick just nine miles to the east, Hamnavoe has its own shop and a primary school, both a short stroll from the house. There is also a marina down by the pier whilst further amenities in Scalloway include additional local shopping, another school, a swimming pool and doctor’s surgery.
The fine sandy beach at Meal lies a short distance behind the house.
The property which is of timber frame / timber clad construction was re-roofed around nine years ago. Warm air central heating is provided by an ‘Airdun’ unit housed in a cupboard off the hall.
Entry is to the side of the house, the double glazed door opening to a vestibule with laminate flooring and door to the right to a handy downstairs toilet with WC and wash hand basin with fitted cupboard space below, and ahead to the hall.
The same laminate flooring is laid in the hall, doors from here opening to the living / dining room, kitchen and a useful walk-in utility cupboard which provides space for a freezer etc. (appliance not included) and general storage, and also houses the electric meter etc. The space has a window and could therefore also be used as a small home office space. A second cupboard also houses the heating unit with further storage under the stairs to the first floor.
The living / dining room is a spacious room spanning the full depth of the house, the carpeted living area having a window looking out over the front garden and a feature centre light fitting, the dining area to the rear enjoying a south-easterly aspect and over the back garden. A glazed door from the dining area leads to the kitchen, also facing south east, with fitted units including an inset sink and plumbing for a washing. The cooker, fridge / freezer and washing machine can be left if required. A further door leads back to the hall.
The stair to the first floor which is lit by window to the half-landing, leads up to three double bedrooms and the bathroom, additional built-in storage being provided by a walk-in cupboard which also houses the hot water tank, a separate shelved linen cupboard and also in the loft accessed by a hatch with pull-down ladder. All three bedrooms are carpeted double rooms, bedrooms 1 & 2 facing south-east and enjoying the open view over the surrounding farmland behind the house to the sea. Bedroom 3, the main bedroom, also enjoys a fantastic view, this time northwards over surrounding houses to the islands to Papa & Oxna and beyond to the South Whiteness peninsula and the West Mainland of Shetland in the distance. The room also benefits from an en-suite, wet-wall lined shower with electric shower plus extensive clothes space provided by a built-in wardrobe along one wall concealed behind sliding mirror doors.
Finally there is a bathroom comprising of a bath with electric shower over, plus a WC and wash hand basin set in a fitted pine clad unit which conceals the toilet cistern. Laminate flooring.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.
Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
