Enjoying a great unrestricted, elevated view over the surrounding area to the north harbour approach in the distance, 2 Norstane is a three bedroom, semi-detached property with a good-sized garden.

In addition to three bedrooms all of which have built-in wardrobe space, the double glazed, single storey accommodation also comprises a living room with large floor-to-ceiling window enjoying the view, kitchen / diner and bathroom with bath and separate shower. Heating is by electric storage / panel heaters.

There is a local shop, post box and bus stop on the Lerwick town service near to the house, and the Anderson High School and Clickimin Leisure Centre are just over the hill behind.

A triple garage situated just below the house is available separately.

Entry is to the side of the house, the double glazed door opening to a vestibule laid with wood laminate flooring which extends into the hall accessed via a further glazed inner door, the hall having three built-in cupboards including a cloak cupboard, airing cupboard housing the hot water tank, and a further shelved storage cupboard. A hatch in the hall with pull-down ladder provides access to the loft space. Like the rest of the house there are pine doors, skirtings and door surrounds.

The first room on the right is the kitchen / diner which benefits a dual-aspect with views to the north and east, the north-facing window enjoying the fine view over to the harbour area in the distance. There is space for a table & chairs and fitted units including an integral oven, cooker hood, inset sink and plumbing for a dishwasher or washing machine. The free-standing fridge / freezer will be included in the sale although no warranties will be given. Note the gas hob is not connected and may require replacement. Tile effect laminate flooring. Next to the kitchen a glazed door opens to the good-sized, bright living room which has a wide, floor-to-ceiling window again enjoying the view to the harbour area, this room having a wood effect laminate flooring.

Moving on down the hall, there is a family bathroom with corner bath, a separate wet-wall lined shower enclosure with power shower and glazed screen / door, plus a white WC and wash hand basin bowl set on a fitted cupboard unit with wall mirror over. Light wood effect laminate flooring.

Finally at the end of the hall are the three bedrooms all of which have windows to the rear of the house and some built-in cupboard space. Bedroom 1, a double, has a built-in wardrobe concealed behind louvre doors. Bedroom 2 is a single room with wardrobe recess. Bedroom 3 is another double room which benefits from substantial walk-in cupboard (approx. 2.7m x 0.9m (8’10” x 3’) accessed via a sliding door.

The property would benefit from some updating which is reflected in the price but nonetheless offers family accommodation with the benefit of the good-sized fenced garden and the fine view.

Just after the turning to Gremmasgaet turn left into Norstane and follow the road past the local shop and up and around to the right to a ‘T’-junction. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Noting interest does not place any obligation on the seller to set a closing date or to give any noted interests the opportunity to offer. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
