Overview

Set in a ¼ acre site on the south side of Dalsetter Wynd and enjoying a southerly aspect and open views over the voe, 13 Dalsetter Wynd is a three bedroom single-storey detached house conveniently situated about a mile from the local shop and primary school. Lerwick approximately 22 miles.

A particular feature of the property which is in freshly decorated 'walk-into' condition, is the spacious south-facing conservatory which leads to a sheltered south-facing decked seating area. There is also a 17' long living room, kitchen / diner and re-fitted bathroom in addition to the three bedrooms.

The property is fully double glazed and benefits from oil-fired central heating provided by an external boiler.

Great first time buy particularly for a young family.

General Information

Dalsetter Wynd is situated on the east side of the wider Dunrossness area of the South Mainland of Shetland, overlooking a voe. Lerwick is approximately 22 miles to the north whilst the airport at Sumburgh to the south is within easy reach.

The estate is situated close to the main amenities in the area which are grouped together on the main Lerwick - Sumburgh road just over a mile from the house, these including a mini-supermarket with post office & fuel, and the area's primary school, secondary pupils going to Sandwick or Lerwick.

The property is fully double glazed and benefits from oil-fired central heating provided by an external boiler.

Accommodation

A covered porch area provides the entrance to the property, the double glazed front door opening to a vestibule with coat hooks, a dado rail and laminate flooring plus an inner door leading to the hall, again laid with laminate flooring as is the case throughout most of the house, and finished with pine skirtings & door surrounds, and dado rail. Wooden paneled internal doors lead to all rooms and also a built-in cupboard which provides handy storage space and also houses the fuse boxes etc.

The living room is a good-sized bright space with two windows facing east and glazed double doors with glazed panels either side leading through to the south-facing conservatory, a great extra living space (with central heating) which enjoys the fine view south over the garden to the voe and a door opening to a large decked area which provides a great place to sit and enjoy the views, a high fence providing privacy. Again both the living room and conservatory have wood laminate flooring.

A second door from the living room leads to the kitchen / diner, again a good size, with space for a small table & chairs and ample fitted units including an integral oven and hob with stainless steel cooker hood over, and an inset sink below the south-facing window which again enjoys the view to the voe. There are also a couple of glazed display cabinets and plumbing for a washing machine. Ceiling spotlight fitting & wood laminate flooring.

Next to the kitchen is the west-facing third bedroom (a single) which could alternatively be used as an office. It too has wood laminate flooring and the built-in cupboard houses the 'Megaflo' water tank. A ceiling hatch with pull-down ladder provides easy access to storage space in the loft.

The remaining accommodation comprises two further bedrooms the larger main bedroom having twin built-in wardrobes each fitted with shelving and a hanging rail, and wood laminate flooring. The third bedroom has wood effect vinyl flooring.

Finally there is a newly re-fitted bathroom with white three piece suite, the bath having a shower and glazed shower screen over. Wall mirror, light / shaver point & wood effect vinyl flooring.

Important Information for Prospective Purchasers

This schedule is intended only to help you decide whether to view the property. We always recommend you view the property personally.

The information is believed to be correct, but it is not warranted and is not to form part of any contract of sale. All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

This schedule should not be taken as a comment on the condition of the property. This is a matter for your surveyor and we recommend that once you have found a property you are interested in, you obtain a survey report. We can provide details of surveyors if required.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Noting interest does not place any obligation on the seller to set a closing date or to give any noted interests the opportunity to offer. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.

Location Desired

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
