General Information

Nikkavord Lea is situated in Baltasound, the main population centre on the island of Unst, Britain's most northerly inhabited island which measures around 12 miles long by 5 miles wide.

Although the island has a population of only around 600 it has excellent amenities way beyond what might normally be expected in such a remote location, most of which are based in Baltasound itself and include a Junior High School, superb leisure centre & swimming pool, several local shops, a post office, garage (with shop & fuel), doctor's surgery, hotel and marina, the location therefore offers a great 'get-away-from-it-all' location yet still well served by amenities.

Unst has great scenery and coastal walks, an abundance of wildlife and interesting Viking history, as well as many places of interest in particular Hermaness National Nature Reserve, the Keen of Hamar Reserve, fine beaches at Norwick, Skaw, Sandwick & Westing, Muckle Flugga, and also Muness Castle.

The island is connected to mainland Shetland by a regular ro-ro ferry service which runs throughout the day from Belmont, about 7 miles from the house, to the neighbouring island of Yell (approximately 10 minute crossing), and from Yell to Toft on mainland Shetland (approximately 20 minute crossing); Lerwick, Shetland's main town, can therefore be reached in around two hours or so.


Entry is to the rear of the house, the uPVC entrance door opening to a lobby with a handy store with power providing space for garden implements and a freezer etc., slate effect vinyl flooring and an inner door leading to a small lobby with coat hooks, and the hall, again with slate tile effect vinyl flooring throughout, a built-in shelved cupboard providing storage space.

The kitchen / diner to the left is a bright space thanks to its dual aspect with windows to the front and rear, the window to the kitchen area to the rear having a venetian blind, the dining area to the front having a roller blind & curtains. Modern fitted units include an integral oven, microwave and hob with concealed cooker hood over and pan drawers below; there is also an inset sink below the window and plumbing for a washing machine and space for a tumble dryer both appliances being included in the sale. The dining area has space for a table & chairs and a sofa and the whole room has laminate flooring. A door off the dining area leads to a further lobby with space for a freezer etc., access to storage under the stairs, and a second entrance door.

Next to the kitchen is a useful separate toilet, the stairs to the first floor, and then the living room, a good-sized room with south-facing window with venetian blind & curtains, laminate flooring and a feature centre light fitting. At the end of the hall is a carpeted north-facing single bedroom which could be used as an office, the window having a venetian blind & curtains, then a shower with tiled shower cubicle, and finally on the ground floor is the bathroom which comprises a white three piece suite, the bath having a mixer tap / shower fitting over. Tile effect laminate flooring.

The carpeted stair to the first floor leads to a bright landing lit by a large Velux window, the space having a power point and room for a desk providing space for a small study area if required. Both the carpeted bedrooms have Velux windows to the south, the principal bedroom to the left (bedroom 2) having a built-in shelved airing cupboard housing the hot water tank and a separate large floored and lined cupboard in the eaves. The other bedroom also has access to the storage space in the eaves.
