General Information

Atlaness is situated in the village of Hamnavoe on the island of Burra which is connected to mainland Shetland by two fixed bridges via the neighbouring island of Trondra. Although Scalloway is only about 5 miles away to the north, and Lerwick is just 9 miles to the east, Hamnavoe has its own shop & post office and a primary school, both a short stroll from the house, and there is also a marina down by the pier. Further amenities in Scalloway include additional local shopping, another school, swimming pool & doctor's surgery.

Burra has two fine sandy beaches at Meal and Minn. There is also a restored croft house at Papil and a working croft trail at Burland.

Accommodation

Although entry is usually to the rear from the main parking area, there is a 'front' door which is accessed via a path through the front garden, the door opens to a lobby with a recess to one side providing space for coats etc. and an inner door leading to a small lobby with fitted meter cupboard and onwards to the hall, the hall being laid with wood effect vinyl flooring and, like the rest of the house being attractively finished with pine internal doors and skirtings etc.

The kitchen is to the right, ahead is the stair to the first floor with handy storage space below, whilst a passage to the left leads to a shower room, separate utility space with worktop and plumbing for a washing machine, the living room and a single bedroom. A built-in shelved cupboard provides storage space.

The carpeted living room is a good-size, the wide window to the rear of the house letting in plenty of natural light and looking out over the back garden, artificial lighting being provided by a centre light fitting. The single bedroom or potential office, also carpeted, has a window to the front of the house facing south.

The shower room comprises a wet wall-lined corner shower plus a WC and wash hand basin set in a run of fitted units which provide lots of useful storage space for towels, toiletries etc., the wash hand basin having a mirror & spotlighting over. Ladder style heated towel rail & vinyl flooring.

The kitchen is another bright space thanks to a south-facing window to the kitchen area to the front and 'NorDan' sliding patio doors to the rear which open to a small decked area with steps down to the back garden. There is a space for a small table & chairs although the modern fitted units which are set off by matching worktops and splash backs, incorporate a peninsular breakfast bar unit. The units provide ample cupboard & worktop space and also include an integral electric oven and gas hob with concealed cooker hood over, plus a concealed integrated fridge and dishwasher. Tile effect laminate is laid throughout the whole space and two ceiling mounted LED light fittings provide artificial light. Off the dining area is a handy store which provides further storage space and also houses the 'Grant' oil-fired central heating boiler.

The carpeted stair from the hall leads up to an open-plan space on the landing lit by a south-facing Velux window which could potentially be used as a small home office area, a phone socket and power points being provided. From here pine doors lead to two generous double bedrooms plus a large walk-in cupboard which could potentially provide space for an en-suite if required subject to any necessary consents required.

The main bedroom to the right has two Velux windows, the window to the rear enjoying a fine distant view to the islands of Oxna & Papa and beyond to Whiteness & Skeld. The other bedroom has at times been used as a living room, this room benefiting from an enlarged Velux window with additional window below making the most of the view, and a feature centre light fitting. The landing has a hatch to the loft space.

Property Location

To reach the property drive right into the centre of Hamnavoe following the road towards the pier. As you go down the hill on the approach to the pier turn right into 'The Glen' and continue to the end of the road. Follow the road around to the left and turn first right following the sign for Atlaness & Gudda Taing, and then right again at the 'T'-junction. No. 11 is the second of the semi-detached properties on the left hand corner as the road turns around to the left.
