Key details

1 acre House Site, Biggins Court, Aith
above average plot site • stone's throw from amenities • fine open views
Guide price £50,000
Immediate entry is available on completion of legal formalities.

Great opportunity to acquire a sizeable one acre house site conveniently situated in the centre of the village of Aith on Shetland's sunny west side, a stone's throw from a range of amenities including the school, local community-owned shop, and leisure centre / swimming pool.

The site is generally level and enjoys fine open views over the surrounding land to the south and west.

Although the site does not have current planning permission this is not expected to be a problem as the site is understood to be in an 'area of best fit' according to the local development plan and has had planning permission in the past.

The unusually large size of the site offers potential either for a sizeable detached property with plenty of outdoor space, or two sites may be possible, indeed planning permission for two properties had been granted in the past although this has long since lapsed. There is therefore potential for a purchaser to build a house for their own use, and perhaps a second property for a relative or letting out etc.

The site is conveniently located in the centre of the village of Aith on the sunny west side of Shetland approximately 21 miles west of Lerwick, Shetland's main town.

Situated at the head of Aith Voe, Aith is the location of the main amenities in the west side area, all of which are a stone’s throw from the site including the Junior High School (nursery, primary & secondary education to year 4), the local EID Community Co-op & post office, West Mainland Leisure Centre with swimming pool, games hall, fitness & health suite, as well as a local village hall and garage. There is also a pier and marina, Aith being home to the most northerly lifeboat station in Great Britain. Aith is also the location of 'Michaelswood', a delightful 12 acre woodland with picnic facilities and walks.

Further amenities can be found at Bixter approximately three miles back towards Lerwick (another shop, health centre & vets surgery), or Voe / Brae to the north. A daily commuter bus service runs to Lerwick

Further information about Aith and the West Mainland of Shetland can be found at:-

The Site

The site which has been decrofted, is situated just to the south of the school next to the graveyard, behind a detached house which occupies the site closest to the road. As a result of its position, the site enjoys an open aspect over the surrounding countryside to the south and west.

As noted the quite level site is estimated to extend to around an acre, with access along a shared track from the public road.

Although there are presently no service connections on site, connections are not expected to be a problem as water, electricity and telephone services serve the neighbouring house although prospective purchasers should satisfy themselves in this regard by contacting the various utility providers directly.

It is understood a connection to the main sewer should be possible but again prospective purchasers should satisfy themselves in this regard by contacting Scottish Water directly.

Outline planning permission was originally granted for four sites in 1994, subsequent full planning applications being granted in 2005 for two of the sites. These permissions have long since lapsed however a fresh application is not expected to be a problem as the sites are understood to be in an 'area of best fit' (areas identified as desirable for development) in the 2014 Shetland Local Development Plan. However again prospective purchasers should satisfy themselves in this regard by contacting the local planning office directly,

Property location

To locate the site drive to the school in the centre of the village. Immediately opposite the school to the south is a large timber clad detached house with an access track to the right. This is the access to the site.

All dates, distances, areas and room sizes noted are approximate and for use as a general guide only. Prospective purchasers should satisfy themselves as to the working condition or otherwise of any equipment such as central heating or kitchen appliances.

Interested parties are advised to note their interest through their solicitor as soon as possible so that they can be informed if a closing date is fixed. Whilst every effort will be made to advise noted interests of any closing date set, this cannot be guaranteed.

No responsibility will be accepted for expenses incurred by parties who have noted interest but do not get an opportunity to offer, or for any expenses incurred traveling to properties which have been sold or withdrawn.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.
