General Information

The land is situated in a very convenient position just off the main A970 Lerwick – Sumburgh road through Cunningsburgh putting Lerwick just 10 miles to the north within easy commuting distance by car or by bus.

The village of Cunningsburgh is scattered over a fairly wide area, amenities in the area including the primary school (older pupils go to Sandwick or Lerwick) which is just along the road, a well-used community hall plus a marina at Aithsvoe, and the village hosts one of Shetland’s biggest agricultural shows in August.

The land is accessed over a shared track from the public road which leads to the level front half of the site which is ready to build on with hard-core and landscaping already done. The site also includes the further grassed area up to the fence to the west, this area backing on to the open hill ground behind. Click here to see a plan of the site.

The land’s elevated position allows for super views eastwards over the whole of the Cunningsburgh area generally to Aithsvoe and the sea including the island of Mousa to the south.

The land currently has planning permission for equestrian use however there was a house on the site before that. A pre-planning enquiry with the local planning department indicated that a change to residential use would be looked on favourably however prospective purchasers should satisfy themselves in this regard by contacting the local planning department directly.

Given the size of the site it is thought it could accommodate two large house sites, or possibly three smaller ones.

As there was a house on the site before, service connections for electric, water and mains sewerage are on site, both the electricity and water being live.

The land is situated towards the south end of Cunningsburgh at Flanderstown on the west side of the main Lerwick – Sumburgh Road just south of the junction east to Culbinsgarth, Dandiegarth and the school.
