General Information

'Solheimr' is an extended croft house situated in the small village of Toab (approximately 26 miles south of Lerwick) and conveniently situated for Sumburgh Airport and flights to Mainland Scotland.  There is a village shop and post office within walking distance, a boating club & marina nearby at the Pool of Virkie, further amenities including a mini-supermarket with fuel, and the area's primary school (secondary pupils go to Sandwick or Lerwick) being available at Dunrossness about 2½ miles to the north.

The property comprises the original stone-built croft house which is believed to have been extended in the 1970's. Windows are double glazed with the exception of with the small window to the shower room, and central heating is provided by an oil-fired boiler in the garage which also houses the hot water tank.

All fixed floor coverings, curtains, blinds & light fittings, and white goods will be included in the sale although no warranties will be given. Most of the other contents are available by separate negotiation.

Rateable Value

The property is currently commercial rated as a self-catering unit for which the Rateable Value is understood to be £1,600 although prospective purchasers should however contact Shetland Islands Council directly for confirmation. Exposed stone to one wall where there is a solid-fuel stove is an attractive feature, the fire providing a cosy supplementary heat source to the central heating. Again the ceiling is clad with pine and there is an alcove at one end with fitted cupboard and shelves for books etc. over. Satellite TV connection.

A second pine door from the dining area opens to a hallway with solid wood flooring, built-in cupboard and hatch to the loft space, leading to the bedrooms and a bathroom, all the rooms having solid pine doors.

The outside space lies to the front of the house and includes the parking area outside of the fenced front garden, a driveway with space for a couple of cars leading up to the garage driveway providing the access to the house, a gate to the right opening to a lawn bordered by established planting and stone dykes to either side. A stone-flagged path leads to a south-facing patio area, also laid with stone flags, outside the front door. Note the area which juts out to the east of the house where the oil tank is situated does not form part of the subjects of sale but the title includes rights to site the oil tank there.

To reach the property drive to the runway lights on the approach to Sumburgh Airport. Turn right to Toab just before the lights and drive past the first two houses on the right (the second house is painted blue) to a group of houses, again on the right, opposite a large agricultural shed on the left. 'Solheimr' is at the far end of the access in the left hand corner.
