4 bedrooms, 2 reception rooms, kitchen, bathroom, en-suite shower room & separate toilet, utility room, garden shed.

Sitting in an unusually large 0.6 acre site, 'Hammerhead' is a two reception room / four bedroom detached house within walking distance of the local shop, school & swimming pool, and within easy commuting distance of Lerwick or Sumburgh by car or by bus. The interior is particularly light and airy thanks to all the ground floor rooms enjoying a dual aspect, the house also having an open aspect to the west and a fine view over the surrounding countryside towards Hoswick Bay and Levenwick in the distance.

In addition to four bedrooms including an en-suite master, there is a 20' sittingroom, separate dining room with patio doors to a south-facing deck, and a large kitchen, all linked by archways, a main family bathroom, handy separate toilet and utility room. Triple glazed windows and electric central heating with under-floor heating throughout the ground floor and radiators upstairs.

By the house itself is the main garden area, ample parking and a garden shed. The size of the remaining site suggests there would be scope for extending the property, erecting a garage, or perhaps possibility building a separate chalet, subject to the necessary consents required.

General Information

'Hammerhead' is situated in Swinister in the wider Sandwick area of the South Mainland of Shetland approximately mid-way between Lerwick, 13 miles to the north, and the airport at Sumburgh, approximately 13 miles to the south, putting both within easy reach by car or by bus as Lerwick – Sumburgh buses run through the village.

Sandwick has excellent local amenities most of which are within reasonable walking distance of the house and include the local shop, post office & bakery at Stove, and just beyond that, the school and South Mainland swimming pool. There is also a private nursery, youth & community centre, social club & garage at 'Central' crossroads, plus a visitor's centre / tea room at Hoswick. Slightly further afield, Sandsayre Pier at Leebitton is the departure point for boat trips to the island of Mousa.

Completed in 2009 of 'Scandinavian' style timber frame / timber clad construction below a concrete tiled roof, the house benefits from triple glazed windows and central heating with under floor heating throughout the ground floor and radiators upstairs, all supplied by a 'Heatrae Sadia Amptec' electric boiler housed in a cupboard off the utility room, a solid-fuel cast iron stove in the living room providing a cosy additional heat source.

The sale will include all carpets and other fitted floor coverings, the curtains & blinds, & light fittings.

On the Ground Floor:

Utility Room

(Approx. 2.2m x 2.15m) (7'2" x 7'1") The main 'front' door is to a porch to the road side of the house but in practice entry is usually via the utility room to the side where there is a fitted worktop and sink unit with space below for a washing machine and wall cabinet over, space for coats etc. and wood effect vinyl flooring. A large built-in cupboard houses the 'Megaflo' water tank and the heating boiler, and provides further space for coats with a clothes pulley over.

(Approx. 4.45m x 3.15m) (14'8" x 10'4") A door from the utility room opens to the large dual-aspect kitchen, both windows (with blinds), enjoying an open aspect. Fitted units provide plenty of cupboard & worktop space and include an integral electric oven and gas hob with stainless steel cooker hood & splashback over, plus a concealed dishwasher and inset sink. Recessed ceiling spotlighting & wood effect vinyl flooring. Wide archway leading through to the dining room and door to the hall.

Dining Room

(Approx. 4m x 3.75m) (13' x 12'4") Another dual-aspect room, with window to the west and triple glazed patio doors to the south opening to a deck with fine views across the surrounding countryside. A solid-fuel stove provides a cosy alternative heat source although the room also has under-floor heating below the wood laminate flooring. Curtains to the window & patio doors.

(Approx. 5.8m x 3.8m) (19' x 12'6") A feature circular archway leads from the dining room to the large sittingroom, again enjoying a dual-aspect making it a particularly bright space, both windows also having curtains & blinds. Recessed ceiling spotlighting & fitted carpet. Further door leading back through to the hall.

Hall / Front Porch

The 'front' door to the road side of the house opens to an entrance porch with glazed inner door leading to a hall with laminate flooring, a handy built-in cupboard under the carpeted stair to the first floor, and recessed ceiling spotlighting.

(Approx. 2.2m x 1m) (7'2" x 3'3") With white WC & wash hand basin, large wall mirror & tiled floor.

On the First Floor:-

The carpeted stair which is lit by a Velux window over, leads up to a carpeted landing with doors to three further bedrooms and the bathroom, plus a large shelved cupboard for linens etc. A hatch with pull-down ladder provides easy access to the floored loft space which runs the full length of the house offering plenty of storage space.

Bedroom 4

(Approx. 2.9m x 2.55m (floor area)) (9'7" x 8'6") East-facing single bedroom, again with fitted carpet, window blind & radiator.

The property sits in an unusually large site which is estimated to extend to around 0.6 acres or thereby. A large hard standing area provides plenty of parking with the house and main garden which is surrounded by a wooden fence to the left, and a large detached garden shed which measures approximately 4 metres x 3.4 metres and was built to match the house, to the right.

The site extends beyond the drying green behind the house up to the fence line to the west, and also some distance to the north, a particularly attractive feature of this extra area is the burn which runs through it, a level area down beside the burn having been cleared to provide a sheltered seating area.

The additional area to the north is of a size that suggests it could potentially provide space for the building of a separate chalet or similar although this would be subject to obtaining the usual consents and prospective purchasers should satisfy themselves in this regard.

The immediate garden area surrounding the house has a ramped access to the utility room door, a concreted seating area with cold water tap, a drying area and a mature lawn which runs around the east and south sides of the house.

Property Location

Take the southernmost turning to Sandwick from the main Lerwick – Sumburgh Road and follow signs for Hoswick (do not turn left to Sandwick). Continue past the junction to the Rompa to the first group of houses on either side of the road; 'Hammerhead' is the first house on the right.

To see the location of the property in an overall Shetland context, adjust the zoom by clicking the + or - buttons. Use the 'Map', 'Satellite' & 'Hybrid' buttons to switch between an ordnance survey style road map, a satellite aerial photograph or a combination (hybrid) of the two. Please note that the date of the satellite image is unknown and may not show new buildings.

(Please be aware the Google Street View was taken on the date shown. The building and surroundings may have changed since then. We always recommend you view the property personally.)

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
