General Information

'Fiska' is situated in a very attractive rural location just above the shore of the West Voe of Skellister in the South Nesting area of Shetland approximately 15 miles north of Lerwick, the location putting both Lerwick and also Brae / Sullom Voe to the north, within easy commuting distance, the house also being within easy reach of the local shop & post office (less than two miles away) which also sells fuel, and the area's primary school. There is also a village hall in the area.

'Fiska' was completed in 2008, one of a pair of similar environmentally friendly detached houses designed to maximise the stunning views. The design of the house is based on the style of a traditional long house with the use of white render, stained weather boarding and galvanized profile metal sheeting for the external finishes reflecting the Shetland setting. Internally the very contemporary layout with an open-plan layout to the living / dining and kitchen areas, is ideally suited to modern day living.

Central heating is provided by underfloor heating supplied by a 'Nibe' exhaust heat pump, the system also providing constant hot water.

Entrance Hallway & Utility Room

Entry to the property is via a front door with porthole feature window and full-height side panel, which opens to a painted wood-lined hallway, a bright space thanks to a full-height window at the far end. The slate flooring extends into the adjoining utility / cloakroom (approx. 2.45m x 1.65m (8'2" x 5'6")) which has a fitted worktop & sink unit with plumbing below for a washing machine and clothes pulley over, and space for coats etc.  A recess houses the central heating unit and controls.

Open-plan Kitchen & Dining Area

A full-height glazed door from the hallway opens to the open-plan kitchen / dining area which in turn leads through to the living room at the far end of the house. To the right is a handy built-in cloak / store cupboard, a passageway leading to two bedrooms and the bathroom, whilst ahead is a further built-in shelved pantry cupboard. Kitchen

(Approx. 4.6m x 2.45m) (15'2" x 8') The very contemporary kitchen features fitted units in contrasting burgundy and cream colours set off by solid woodblock worktops and 'brick' tiled splashbacks. The cooking zone is to the right with an integral electric oven and gas hob with cooker hood over, whilst opposite is an inset 'Rangemaster' sink and concealed integral dishwasher, with a wooden shelf surrounding the tiled splashback and a window over. A recess provides space for a fridge / freezer (appliance not included), next to which is a tall hatch providing a link through the living room.

Dining Area

(Overall approx. 4.8m x 3.1m) (15'9" x 10'3") Behind the kitchen is the dining area, a particularly bright space thanks to sliding 'NorDan' patio doors which extend the whole of the dining and living areas to the sea side providing fantastic views and also leading out onto a deck, plus the vaulted ceiling which has two Velux rooflights and is open to the galleried landing area above, accessed via the stair to the right.

Living Room

(Approx. 5.7m x 5.1m) (18'9" x 16'8") Another good-sized space again with plenty of natural light thanks to the patio doors to the south, a further full-height window to the east plus a small feature window to the back wall. A contemporary solid-fuel stove set on a slate hearth creates a striking focal point as well as providing a cosy additional heat source although there is also the under-floor heating below the solid bamboo flooring. Recessed ceiling spotlights provide artificial light.

Back off the hallway by the kitchen the remaining accommodation comprises:-

Bedroom 1

(Approx. 3.3m x 2.8m) (10'10" x 9'2") Small double room with window enjoying the view south to the sea, solid bamboo flooring and hatch to storage space under the stairs.

(Approx. 3.9m x 3.6m) (12'10" x 11'9") Generously proportioned ground floor double bedroom, again with the window looking out to the sea, plus a feature window facing south. The house sits in a good-sized site which is accessed via a track shared with the neighbouring property, leading to a large gravel parking area to the west side of the house where there is an attractive seating area surrounded by a stone dwarf wall which provides a great place to sit and enjoy the sun and the views. Beyond the deck outside the patio doors to the living and dining areas, a large lawn sweeps along the south side of the house. The hen house and run will remain along with the two garden sheds. Property Location

To reach the house drive to Skellister Stores at South Nesting and follow the road around to Billister and North Nesting to the left. Pass two small lochs, one on each side of the road, and the junction to Skellister and the South Nesting Hall, and continue alongside the voe. Just over ½ mile past the junction is a track to the right leading to two similar modern detached houses immediately opposite a small cottage with two grass roofed outbuildings on the left; Fiska being the second house in.
