The property was extensively refurbished about three years ago, the work including a new kitchen and bathroom, re-plumbing and complete redecoration and new floor coverings throughout.

In addition to two double bedrooms, the ‘walk-into’ accommodation includes a good-sized living room, a large kitchen with space for a table & chairs, and a bathroom with bath with electric shower over.

Windows are double-glazed and heating is provided by storage heaters and a multi-fuel stove in the living room.

Externally there are established garden areas to the front, side and rear, with mature shrubs and planting along the perimeters providing privacy, two sheds and a timber decked seating area.

General Information

Meadowfield Road is situated in an unusually leafy area of Scalloway which is situated on the west coast of Shetland approximately five miles from Lerwick.

A range of local amenities are within walking distance of the house including the school, swimming pool & doctor’s surgery, as well as local shopping on Main Street including a couple of general stores and a chemist / post office, a garage, youth centre, hotel, boating club & marina, and vets surgery. Around the harbour at Port Arthur is the NAFC Marine Centre part of the University of the Highlands & Islands.

The property was extensively renovated by the current owners in 2013, the work including a new fitted kitchen and flooring, a new bathroom suite again with new flooring with under-floor heating, installation of a multi-fuel stove in the living room, re-plumbing and installation of a new twin immersion / hot water tank. The property was also completely re-decorated and new carpeting and underlay laid.

The sale will include all carpets and other fixed floor coverings, curtains & blinds, and light fittings.

Living room

(Approx. 4.85m x 3.4m) (16’ x 11’3”) Good-sized room with window with venetian blind looking out over the front garden. The original floorboards have been varnished as a feature and a ‘Stovax’ cast iron multi-fuel stove set on a slate hearth with an oak mantelpiece makes an attractive focal point. Shelved recess to one side for books, DVDs, etc., satellite T.V. connection and pine paneled door at the rear to the kitchen.

Kitchen / Diner

(Approx. 5.55m x 2.4m) (18’2” x 7’10”) Large kitchen along the rear of the house which was re-fitted in 2013 with modern units in a cream finish set off by black speckled worktops and dark grey tiled splashbacks, the units including a concealed cooker hood, inset sink and plumbing for a washing machine (appliance not included). On the First Floor

Landing

The carpeted stair which has a window to the front of the house with venetian blind to the half-landing, and a clothes pulley over, leads to a carpeted landing with pine paneled doors to two double bedrooms and the bathroom.

Bedroom 1

(Approx. 3.4m x 3.2m at widest point) (11’2” x 10’7”) Carpeted double bedroom to the front of the house with hatch to the loft space.

Bathroom

(Approx. 2.75m x 1.5m) (9’ x 5’) Also refurbished in 2013, the bathroom comprises a white three piece suite including a bath with ‘Triton’ electric shower & glazed shower screen over, plus a wash hand basin with fitted cupboard space below. Ceiling spotlight fitting, shaver point, heated towel rail, window blind and tiled floor with ‘Warmup’ electric under-floor heating.

External

Being a corner plot the property has a larger garden than usual this being enclosed by a low wall to the street and by wooden fencing elsewhere.

A gate from the road leads up to the side entrance door with lawns to either side bordered by lots of established planting which provides privacy and seclusion. There is also a very well-established mature tree and a wooden garden shed.

The path continues around to the rear where there is a cold water tap outside the back door and a small fuel store.

The long back garden which faces west therefore enjoys the afternoon and evening sun, extends for some distance and has a tall fence to one side and a mature hedge to the other. There is a lawn / drying green, further garden shed plus a decked seating area behind it.

Thanks again for your brilliant service with both my property sales over the past years. Your experience in Shetland is much noted with local people.

Selling my house whilst living in Edinburgh was a daunting prospect but I should not have worried. The communications between both parties was easy and the sale of my property went through without any hitches.

Please do not select all locations - different areas in Shetland have quite different characteristics. For example, it would be unlikely that a property in Lerwick will be of interest to someone considering a croft house in Yell or Unst.
