General Information

Situation

The property is situated across the road from the pier and beach in the centre of the village of Mid Yell on Yell, the larger of Shetland’s North Isles, the village being Yell's main population centre and the location for its main amenities including the Junior High School, leisure centre & swimming pool, medical & care centres

Measuring about 19 miles long by 7.5 miles wide and having a population of around 1,000, Yell is connected to Mainland Shetland by a regular ro-ro ferry service which runs throughout the day from Ulsta at the south end of the island, about 10 miles from the property. A similar service runs from Gutcher to the north to the neighbouring island of Unst.

The Shetland Islands themselves lie in the middle of the North Sea about 100 miles north of Mainland Scotland, and are in fact closer to Bergen in Norway than to Edinburgh. Despite the remote ‘get-away-from-it-all’ location, the mainland is still easily accessible with a daily overnight ferry service linking Shetland with Orkney & Aberdeen (Northlink Ferries), and regular flights by Loganair & Flybe from Sumburgh Airport at the very southern tip of Shetland to Aberdeen, Glasgow & Edinburgh.

Spread over 100 islands, 15 of them inhabited, the Shetland Islands offer spectacular and unspoilt scenery together with a wide variety of wildlife and many places of historical and archeological interest. Thanks to the oil boom of the 1970’s, islanders enjoy an excellent range of services including a network of leisure centres (one in Mid Yell itself) and excellent transport links with a good road network and subsidised inter-island ferry services.

Description

The property comprises a large single storey detached retail unit, separate shed and single garage. Within the site there is also a derelict two storey house.

Main Building

Overall approx. 215m² (2,300ft²) comprising the sizeable main retail space (approx. 14m x 5m) with main entrance from the roadside and display window. To the side is a further retail space (approx. 9m x 5.6m overall) which includes a partitioned former Post Office unit in one corner.

At the rear of the main space is a further retail / storage area (approx. 5.25m x 1.85m) with office (approx. 3.75m x 3.25m) and store to the side, and further store (approx. 5.35m x 3.15m) leading through to a staff area with kitchenette & toilet.

Detached Shed

Overall approx. 58m² (625ft²) comprising a general storage area (approx. 7.5m x 5.5m) with additional partitioned area (approx. 5.5m x 3m) at the rear which used to house the sorting office.

Single Garage

Approx. 13m² (140ft²) Right hand garage (approx. 4.85m x 2.65m) in terraced block of three garages opposite the shed.

External Space

The L-shaped site is estimated to extend to around 0.33 acres (0.13ha) including the yard to the rear (note the other two garage owners have access rights) plus a small area of land on the south side of the main building which could provide potential space for further extending the property.

Finally to the south side of the shop are the stone walls of a roofless, two storey, listed former dwellinghouse.

Planning

Until recently the building had for many years housed the main shop & post office in Mid Yell, one of the larger local shops on the island, the location being central to both the village and also the island itself.

It is assumed that the main building benefits from Class 1. (Shops) Use as defined in the Town & Country Planning (Use Classes) (Scotland) Order 1997 although prospective purchasers should satisfy themselves in this regard.

Other uses may be possible although this would be dependent on any necessary consents required and again prospective purchasers should satisfy themselves in this regard.

Rateable Value

The Rateable Values are understood to currently be:- Shop £2,175; Shed £370; Garage £60 although prospective purchasers should satisfy themselves in this regard by confirming up to date figures with the Assessor's office.
