'Marrats Houl' is situated in a lovely location close to the shore on the west coast of the island of Unst, Britain’s most northerly inhabited island.
The Shetland Islands are the most northerly part of the United Kingdom, located approximately 100 miles north of Aberdeen and 200 miles west of Bergen, Norway. There are over 100 islands of which 12 are inhabited.
The islands, which are home to around 22,000 people, provide a vibrant and safe community enjoying dramatic and unspoilt scenery and an abundance of wildlife. They are linked to mainland Scotland by an overnight ferry service from Aberdeen operated by Northlink Ferries (www.northlinkferries.co.uk), whilst Loganair (www.loganair.co.uk) & Flybe (www.flybe.com) operate direct flights to Sumburgh from Aberdeen, Edinburgh & Glasgow.
Unst is connected to mainland Shetland by a regular ro-ro ferry service which runs throughout the day from Belmont at the south end of the island (approx. 5 miles from the house) via the neighbouring island of Yell (approx. 10 minute crossing to Yell; approx. 20 minute crossing from Yell to mainland Shetland).
The island provides a great 'get-away-from-it-all- location with has lots to offer bird and wildlife enthusiasts, great walks, and many places of interest, in particular Hermaness National Nature Reserve, Keen of Hamar Reserve, fine beaches at Norwick, Skord & Westing, Muckle Flugga, Muness Castle and the Unst Boat Haven & Heritage Centre. island also has the highest density of rural Viking sites anywhere, including Scandinavia, there being several sites of interest close to the house, and interesting geology and plant life.
Amenities on the island are situated at Baltasound, the main population centre about 7 miles north of 'Marrats Houl', where a good range of local amenities can be found, these exceeding what might usually be expected for an island of this size in such a remote location, and including a school, leisure centre / swimming pool, several local shops (one with fuel), a post office, garage & marina.
(Approx. 3.7m x 2.9m) (12'2" x 9'7") The front door opens to the kitchen which features an exposed stone wall with fireplace surround housing a solid-fuel stove although there is also a storage heater. There is space for a small table & chairs, a 'Belfast' style sink below the window, and the freestanding cooker which has a cooker hood over, and fridge / freezer are included in the sale. Clothes pulley over the fireplace. A doorway to the right leads to the living room; to the left through a second low doorway (height 1.36m (4'6")) is a passageway to the bathroom and bedroom.

Once on the island, to reach the house drive north from the ferry along the main A968 road. Pass the two junctions to Uyeasound to the right and take the first left to Westing. Follow the road past the junction to Lund to the left, almost to the end, and turn right to Newgord.
Continue up and around to the left until you reach a large cream coloured timber clad property currently under construction. Just past that house to the left and accessed via a metal agricultural gate signposted for 'Da Fustra', is an unsurfaced shared track which leads down past another smaller wooden house and through a second gate to 'Marrats Houl'.
